Cher is one of the most affordable markets in the region: the median country house sold for €117,010 in 2025, against €150,000 across Centre-Val de Loire, and only one sale in ten went above €202,000. A guest house with four or five bedrooms, outbuildings and grounds usually sits above that ceiling and belongs to the prestige market, where the regional median reached €588,900 over 2021-2025; Cher itself has too few prestige sales for a published median. Villages within reach of Bourges and Vierzon fetch a median of €125,500, against €95,000 in the deep countryside.
In the east, the Sancerrois and Pays Fort offer vineyards, hills and Loire views, with the steadiest wine-tourism trade. To the north, the Berry side of the Sologne, around Aubigny-sur-Nère and Vierzon, mixes forest, ponds and brick longères. Bourges and the surrounding chalk plain combine heritage, festivals and business travel. In the south, the Boischaut and the Cher valley, from Saint-Amand-Montrond to Noirlac abbey, offer hedged farmland, castles and low entry prices, with a shorter season. The A71 links Orléans, Bourges and Clermont-Ferrand, the A20 and A85 meet at Vierzon, and trains from Paris serve Vierzon and Bourges.
Expect limestone on the plain, brick and timber framing in the Sologne and flat clay tiles in the south: have roofs, timbers and damp walls checked. Clay soils shrink and swell after droughts, so cracks call for a structural survey, and the Loire, Cher, Yèvre and Arnon valleys carry a flood risk shown in the risk report attached to the sale. Rural homes often rely on a private septic system inspected by the local SPANC service. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall); larger capacity brings public-access (ERP) safety rules. Serving wine at the table d'hôtes (guest dinner) requires at least a restaurant licence and a specific permit. See our guide to opening chambres d'hôtes (in French).
Work from two land-registry benchmarks: €117,010 for a local country house and €588,900 for a prestige home at regional level. Most guest houses fall in between, depending on size, condition, number of rooms and outbuildings. Our guest house buying guide (in French) covers each step, from the compromis de vente (preliminary contract) to completion before the notaire, the public official who handles property sales.
Trade peaks in spring, at grape harvest time and on Parisian weekends, while winter is quiet. Guest dinners and cycling breaks lengthen stays. Run occupancy, pricing and cost scenarios through our B&B profitability and tax simulator (in French) and ask an accountant to check them.
