Buying a B&B for sale in Corse-du-Sud (2A) means settling in the south-west half of Corsica, where mountains are never far from the beaches. Ajaccio, Bonifacio's old town on its limestone cliffs, the beaches of Porto-Vecchio, the Gulf of Porto, a World Heritage site with the calanques of Piana, and the statue-menhirs of Filitosa make for a varied area. Guests come for the sea, sailing and diving around the Lavezzi islands, and also for the GR20 and the Alta Rocca villages.

Suitable properties range from tall granite village houses to villas with pools above a gulf and restored bergeries (shepherds' houses). This page is for buyers of a running chambres d'hôtes (the French B&B), for people planning to open one with evening meals, and for owners preparing to sell. Compare with guest houses in Haute-Corse and set up an email alert (in French) for new properties in the 2A.

Corse-du-Sud is the top of the island market: a €500,000 median for a country house in 2025, €4,444/m². For a guest house, the benchmark is the tourist coastline, at a 2020-2025 median of €550,000 and €5,030/m². The tourist inland is far cheaper at €320,055, yet it jumped 51.5% between 2021 and 2025: the Alta Rocca and hill villages are no longer a fallback. A large property with several rooms, a pool and a sea view often belongs to the prestige market, where nine Corsican sales in ten fall between €830,000 and €5,000,000.

Where to buy a guest house in Corse-du-Sud

The Ajaccio area has the steadiest trade thanks to the city, its airport and ferry port. North, from Sagone to Cargèse and Piana, the west coast draws walkers and landscape lovers, while Vico, Évisa and the Aïtone forest cost less. Further south, Propriano and Sartène combine the Gulf of Valinco, appellation wines and prehistoric sites. The far south, from Porto-Vecchio to Bonifacio and Figari, has the strongest summer demand and the highest prices; the Alta Rocca, from Zonza to the Bavella pass, adds cool mountain air close to the beaches. Ajaccio and Figari airports and three ferry ports provide access.

Buying in the 2A: granite, wildfire and planning rules

Granite village houses have solid walls but small rooms, so check that en-suite bedrooms can be created without structural work. Wildfire is a real risk in the maquis, with a legal duty to clear vegetation around buildings, and autumn storms can bring flash floods. The Coastal Law strictly limits new building on the coast, the Mountain Law requires building next to existing villages, and the island plan (PADDUC) frames both. Ask the notaire, the public official who handles property sales, to check title and any joint ownership. A chambres d'hôtes business is capped at 5 rooms and 15 guests at a time, breakfast included, declared at the mairie (town hall); above that, public-access building rules apply. Serving wine with meals requires at least a restaurant licence and a specific permit. See our guide to chambres d'hôtes formalities (in French).

B&B for sale in Corse-du-Sud: your questions

What budget do I need?

Land-registry sales set the scale: a €500,000 department median in 2025, €550,000 on the tourist coastline and €320,055 inland. A larger-than-average guest house with a pool or sea view sits above that. Add room fit-out, compliance work and purchase costs, which our notary fee calculator (in French) helps estimate.

Should I buy a running business or start from scratch?

A running guest house comes with reviews, accounts and bookings, which are reflected in the price. Converting a village house often costs less to buy, but means building work and uncertain first seasons. Compare both with our B&B profitability simulator and buying guide (both in French).

How do I prepare to sell my guest house?

Gather the town hall declaration, recent accounts, guest reviews, mandatory surveys, the septic inspection and planning papers for any pool or extension. Then list your property with us.
