On an island where mountains drop straight into the sea, a B&B for sale in Corsica serves travellers who want more than a hotel room: a welcome in a family home, a breakfast of island produce and local advice. From the calanques of Piana to the cliffs of Bonifacio, from Calvi's citadel to the chestnut villages of the Castagniccia, and from the Bavella needles to the Restonica gorges, Corsica packs sharply contrasting landscapes into a small area. The GR20, the Mare e Monti and Mare a Mare trails, the Corsica regional nature park and a cuisine built on charcuterie, brocciu cheese, chestnuts and appellation wines draw visitors from mainland France, Italy, Switzerland, Belgium and Germany.
Properties in this section range from tall stone village houses converted into guest rooms to recent villas facing the sea, restored shepherds' bergeries and homes set among maquis scrub and olive trees. This page is for buyers who want a running chambres d'hôtes (the French B&B) or plan to open their own, for people comparing Corse-du-Sud with Haute-Corse, and for owners preparing to sell. Set up an email alert (in French) to hear about new guest houses on the island.

At a 2025 median of €398,800, a Corsican country house already costs more than twice the national median, and a four- or five-bedroom guest house, larger and often with a pool or sea view, sits above that benchmark. The relevant reference is the tourist coastline, at a 2020-2025 median of €430,000, against €297,495 in the tourist inland. That inland market has risen fastest, by 31.9% between 2021 and 2025, driven by walkers and buyers seeking quiet. The gap between departments is clear: €500,000 in Corse-du-Sud and €341,000 in Haute-Corse. Above 300 m² of living space, the prestige market is on another scale, with an indicative median of €3,752,800 based on few sales.
The island has two sides. West and south, Corse-du-Sud runs along the gulfs of Porto, Sagone, Ajaccio and Valinco down to the far south around Porto-Vecchio and Bonifacio, where beach demand and prices peak. North and east, Haute-Corse takes in Bastia, Cap Corse, Saint-Florent and the Nebbio, the Balagne around Calvi and L'Île-Rousse, and the eastern plain around Aléria. Between them, the mountains, from Corte and the Niolo to the Alta Rocca, offer cheaper houses and a walking clientele, but a shorter season and winding roads. Four airports serve the island (Ajaccio, Bastia-Poretta, Calvi and Figari), ferries link its ports with mainland France and Italy, and a railway joins Ajaccio to Bastia via Corte.
Traditional houses follow the geology: granite in the west and south, schist on Cap Corse and in the Castagniccia, with tall, thick-walled village houses under stone slabs or tiles. Converting them into guest rooms often runs into narrow floors, steep stairs and little parking, so get building costs before making an offer. Wildfire in the maquis and forests is the main risk: check the plot's exposure and the legal duty to clear vegetation. Coastal streams flood quickly and the eastern plain faces shoreline erosion. Both the Coastal Law and the Mountain Law apply, and the island's planning framework (PADDUC) governs building, so check any extension or pool with the mairie (town hall). Some properties remain in joint ownership or with incomplete title, which the notaire, the public official who handles property sales, must clear. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie; above that, the building becomes a public-access establishment. Serving wine at the table d'hôtes requires at least a restaurant licence and a specific permit. See our guide to opening chambres d'hôtes (in French).
Yes: some owners list their property themselves on ma-propriete.fr alongside agents and notaires. Even without an agent, the sale goes through a compromis de vente (preliminary contract) and a deed signed before a notaire, who checks the chain of ownership. Ask the seller for the town hall declaration, recent accounts and the septic system inspection.
Start from the land-registry benchmarks: a €398,800 median for a country house in 2025, €430,000 on the tourist coastline and more in Corse-du-Sud. A larger guest house with a pool or sea view goes beyond these figures. Add renovation, room fit-out and purchase costs, which our notary fee calculator (in French) helps estimate, and read our guest house buying guide (in French).
On the coast, demand narrows to July and August. Spring and autumn rely on walkers, heritage lovers and food-focused stays, more common inland and near the ports. Test your assumptions with our B&B profitability and tax simulator (in French), then have an accountant review them.
