At the western tip of Brittany, looking for a gîte for sale in Finistère means choosing between two coastlines and an inland landscape of moors and hills. The Pointe du Raz, the Crozon peninsula, the islands of Ouessant and Sein, the harbours of Concarneau and Le Guilvinec, Pont-Aven and the Pays Bigouden make up a busy coast, while the Monts d'Arrée and the Armorique regional nature park draw walkers.
Properties in this section range from large granite houses, some built between the 16th and 19th centuries, to a main house with a separate gîte and outbuildings on around a hectare, a complex of large gîtes attached to a family home and, in the centre, big houses to renovate at modest prices. The page is for buyers after a house with gîte, those taking over a trading business and owners planning to sell. Compare with gîtes for sale in Brittany and set up an email alert (in French).

For a gîte, the gap between coast and inland is wide: over 2020-2025 the median is €243,500 in tourist coastal municipalities against €112,500 in tourist inland ones. A property with several units, outbuildings and land belongs rather to the large-home market, with an indicative median of €800,000 and eight sales in ten between €509,000 and €1,237,000.
In the south, Cornouaille (South Finistère) brings together Quimper, the Pays Bigouden, Bénodet, Fouesnant, Concarneau and Pont-Aven: sheltered beaches, fishing ports and heritage make it the family favourite. To the west, the Crozon peninsula and Cap Sizun offer cliffs and coastal paths. In the north, the Léon and the Abers coast between Brest and Roscoff are about sailing and shore fishing. The centre, from the Monts d'Arrée to the Montagnes Noires, has the lowest prices and a shorter season. Brest and Quimper have TGV links to Paris and airports; the toll-free N12 and N165 serve north and south, and Roscoff has ferries from the UK and Ireland.
Houses are built of granite, sometimes carved kersantite in the Léon, under slate roofs; longères, small penn-ti cottages and byres are easy to convert, provided you insulate and deal with damp. On the coast, the Loi Littoral (coastal planning law) restricts new building, and some low-lying areas face coastal flooding and erosion: read the risk report attached to the compromis de vente, the preliminary contract, which also covers radon. Each gîte is a registered meublé de tourisme (furnished holiday let), and energy requirements are being phased in. The law of 19 November 2024 provides for a national online service to assign the registration number; it is not yet in place and is scheduled to open in the fourth quarter of 2026. Yes, away from the coast. In tourist inland municipalities the median country house sold for €112,500 over 2020-2025, and €152,000 in remote rural ones. These properties often need work and a customer base. Weigh the full cost with our article on buying versus creating a gîte (in French).
Cornouaille combines family beaches, lively ports, heritage and easy access via Quimper's station and airport. The season lasts longer than inland, which supports prices: the median in tourist coastal municipalities is €243,500. Before committing, test bookings against the price with our holiday rental simulator (in French).
Ask for booking records and recent accounts, each unit's registration number, the mandatory surveys and the SPANC septic report. If the website and customer base are transferred, part of the deal may be a fonds de commerce (business goodwill) separate from the property. The compromis and final deed are signed before a notaire, the public officer handling property sales.
