From the Trégor to the Rance, choosing a gîte for sale in Côtes-d'Armor starts with the stretch of coast it serves. The pink granite boulders of Ploumanac'h, the Bréhat archipelago, Cap Fréhel and Fort La Latte, the Emerald Coast beaches and medieval Dinan draw families, coastal-path walkers and sailors every summer. Inland, the Argoat offers Lake Guerlédan, forests and the Nantes–Brest canal towpath.
Gîte properties here are often an old granite house with a gîte in a converted outbuilding, a large family home split into several units near the sea, or a group of gîtes in a former farmstead. This page is for buyers looking for a house with gîte, for those taking over a trading business and for owners preparing a sale. Compare with gîtes for sale across Brittany and set up an email alert (in French) to hear about new properties.

Côtes-d'Armor remains Brittany's most affordable department for a country house, with a 2025 median of €185,000 against €210,000 for the region. For a gîte, the type of municipality matters more: over 2020-2025 the median reaches €250,000 in tourist coastal municipalities and €135,300 in tourist inland ones, where prices slipped by 2.7% between 2021 and 2025. A property combining a main house, gîtes and land moves towards the large-home market, where the department median, an indicative figure, is €660,000.
In the west, the Trégor combines the Pink Granite Coast around Perros-Guirec and Trégastel with the Léguer valley and Lannion. In the east, the Emerald Coast, from Erquy to Saint-Cast-le-Guildo, holds the family resorts, while the Dinan area benefits from the Rance and nearby Saint-Malo. Inland, around Guingamp, Loudéac and Lake Guerlédan, prices fall markedly but the season is shorter. The toll-free N12 dual carriageway links Rennes, Saint-Brieuc and Brest; Saint-Brieuc, Guingamp and Lannion have TGV services, and Dinard airport, just over the border, has flights from the UK.
Local houses are built of pink granite in the Trégor, grey granite and schist elsewhere, under slate roofs, often long longères with barns attached. These outbuildings suit conversion, though thick walls and damp call for careful insulation and ventilation. Near the shore, the Loi Littoral (coastal planning law) restricts new building: ask the mairie, the town hall, about the local plan before buying to add units. Some low-lying coasts face erosion or flooding, and radon, common on granite soils, appears in the risk report attached to the compromis de vente, the preliminary contract. Since the law of 19 November 2024, each meublé de tourisme (furnished holiday let) is registered through a national online service; our article on opening a gîte (in French) explains how.
Start from the main house: €185,000 was the 2025 median for a country house in the department, noticeably more near the sea. A property with several units, land and restored outbuildings moves closer to the large-home market. Add notary fees, furniture and compliance work; our article on what a gîte costs (in French) sets out the method.
The inland season is shorter than on the coast, but the lower purchase price weighs less on the accounts. Walking, fishing, cycling along the towpath and water sports on Lake Guerlédan extend lettings into spring and autumn. Ask for recent bookings and costs, then test your figures with our holiday rental simulator (in French).
The buyer acquires the property before a notaire, the public officer who handles property sales, through a compromis de vente followed by the final deed. Furniture, the website, platform contracts and the customer list may be sold separately, sometimes as a fonds de commerce (business goodwill). Check each unit's registration, any rating from 1 to 5 stars (valid for 5 years), the mandatory surveys and the latest septic inspection.
