Buying a gîte for sale in Morbihan means relying on places known well beyond Brittany, from the Gulf of Morbihan and its islands to the Carnac standing stones, and from the Quiberon peninsula to Belle-Île. Walled Vannes, Auray and its old port of Saint-Goustan, Rochefort-en-Terre, Josselin castle and the Blavet valley add to the appeal, and Lorient hosts the Festival Interceltique every summer. Inland, the Lanvaux moors and the Nantes–Brest canal draw walkers and cyclists.
Typical properties include pairs of houses or longères in open countryside, large character homes combining a gîte with guest rooms, and gîte complexes in former farmsteads. This page is for buyers after a house with gîte, those taking over a trading business and owners planning to sell. Compare with gîtes for sale across Brittany and set up an email alert (in French).

Morbihan is Brittany's most expensive department for a country house: a €220,000 median in 2025, with one sale in ten above €440,000 against €355,291 for the region. The coast explains the gap. Over 2020-2025 the median reaches €392,000 in tourist coastal municipalities, or €3,772/m², against €164,000 in remote rural areas, where prices rose by 16.7% between 2021 and 2025. A gîte complex or multi-unit property belongs to the large-home market, with an indicative median of €819,300. On a tighter budget, look inland.
The Gulf of Morbihan, around Vannes and the Rhuys peninsula, is the most sought-after area and a regional nature park. The megalith coast, from Carnac to La Trinité-sur-Mer and Quiberon, lives from beaches and sailing, continued westwards by the Ria d'Étel and the Lorient area facing the Île de Groix. Belle-Île, Houat and Hoëdic are a separate island market where building work and logistics cost more. Inland, the Pontivy area, the Blavet valley, Josselin and Ploërmel offer far lower prices, with longères and farmsteads. The toll-free N165 follows the coast from Nantes to Vannes and Lorient, the N24 links Rennes and Lorient, and Vannes, Auray and Lorient have TGV services.
Local buildings combine granite, schist in parts of the interior and slate roofs; longères, barns and byres suit conversion, with a budget for roofing, insulation and ventilation. Around the Gulf, the Loi Littoral (coastal planning law) and protected-site rules strongly restrict new building, so converting an outbuilding means checking with the mairie, the town hall. Low-lying coasts and rias face coastal flooding, shown in the risk report attached to the compromis de vente, the preliminary contract. Since the law of 19 November 2024, municipalities have stronger powers over meublés de tourisme (furnished holiday lets), registered through a national online service: check local rules before taking over a gîte and read our article on the new holiday-let rules (in French).
Complexes usually come from restored farmsteads or hamlets of longères, behind the Gulf, around Pontivy or along the canal. Their value depends on the number of units, shared facilities such as a pool or common room, and past trading. Ask for the accounts and test them with our holiday rental simulator (in French).
Near the beaches, the median country house in tourist coastal municipalities reached €392,000 over 2020-2025, before adding a gîte. Such properties let over a longer season but need a large budget. A middle way is a second-line location a few kilometres inland, or the banks of the Ria d'Étel and the Blavet.
Check the roof timbers and slate, damp in the walls, the SPANC septic report and each unit's registration. If the customer base, website and furniture are transferred, part of the sale may be a fonds de commerce (business goodwill) separate from the property. Our gîte buying guide (in French) covers each step up to the final deed before the notaire.
