Bare agricultural land is close to the national median (€5,307/ha), with the median price moving +5.9% between 2020 and 2025. Woodland trades above the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €5,500/ha of bare land is €0.55/m², against €2.54/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. Breton bocage dominates everywhere: small meadows framed by hedged banks planted with oak and chestnut, often with an old farm access track still in place. There is also inland moorland, notably around the Monts d'Arrée in Finistère and the Brocéliande forest in Ille-et-Vilaine, well suited to smaller, inexpensive wooded plots. Oak and beech woods, such as the Huelgoat forest, round out the supply of plots with a pond when a stretch of water or a flooded former quarry comes with the parcel.
Ponds themselves remain rare in Brittany, a region more used to rivers and streams than to farm ponds: they are mainly found upstream in the Blavet and Aulne valleys, or in Ille-et-Vilaine near the Rance. The local planning document (PLU) is the first reference: in an agricultural (A) or natural (N) zone, a chalet, a light leisure dwelling or a mobile home cannot be installed freely, and an existing shelter is only an asset if it was properly authorised. On communes bordering the sea, estuaries and large stretches of water, the Coastal Law (loi Littoral) strongly restricts building and extension, even for a simple garden shed, and can also apply well inland along a tidal river.
