Looking for recreational land for sale in Ille-et-Vilaine (35) means targeting a department where bocage, large forests and ponds combine more than anywhere else in Brittany, between the Rennes area, the Forêt de Fougères and the edges of Brocéliande. Woods are notably more present here than in the rest of the region, and ponds, inherited from former fishponds or forest reservoirs, are particularly numerous. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Ille-et-Vilaine: a bocage meadow, woodland with a pond, a plot in an agricultural or natural zone.
You will find price benchmarks drawn from actual sales, an overview of the areas where these plots are concentrated and the points to check before buying in an agricultural, natural or coastal zone. Before committing, read our guide on how to turn agricultural land into recreational land: it explains what local planning rules allow, and what they forbid.
There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Ille-et-Vilaine (35), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.
| DVF 2025 benchmark | Sales | Median price | Range (P10 – P90) | France median |
|---|---|---|---|---|
| Bare agricultural land (€/ha) | 357 | €5,100/ha | €3,114/ha – €8,000/ha | €5,307/ha |
| Woodland (€/ha) | 33 | €6,664/ha | €3,680/ha – €14,023/ha | €4,934/ha |
| Pond (€/m²) * | 313 | €2.54/m² | €1.03/m² – €6.90/m² | €2.54/m² |
Bare agricultural land is close to the national median (€5,307/ha), with the median price moving +1.7% between 2020 and 2025. Woodland trades well above the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €5,100/ha of bare land is €0.51/m², against €2.54/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

Ille-et-Vilaine remains bocage country, where hedge-lined meadows make up most of the supply of non-constructible land, at prices close to the French median. What sets the department apart is its large forests: Fougères, Rennes and the edges of Brocéliande offer beech and oak forest blocks far more extensive than the rest of Brittany, valued for walking, hunting and firewood. This is one of the clearest differences between Ille-et-Vilaine and its neighbours within Brittany.
Ponds are also notably more numerous here than elsewhere in Brittany, inherited from former forest reservoirs or monastic fishponds around Paimpont. Many are sold with a cabin or a fishing shelter, whose legal status must be checked before buying. This combination of woods and ponds, rare in Brittany, explains the strong tourist reputation of the Brocéliande area.
Around Rennes, pressure on land is high and bare plots become scarcer. The Fougères and Vitré area, to the east, offers woods and bocage meadows well served by the motorway to Paris. Towards Paimpont and Brocéliande, to the south-west, lie the department's most sought-after ponds, in a prized wooded setting. On the coast, between Saint-Malo, Cancale and Dol-de-Bretagne, supply thins out and prices rise, under the effect of the Loi Littoral. The more rural communes around the Mont-Saint-Michel bay still hold a few accessible meadows and woods.
The most affordable areas lie to the south, towards Redon and the pays gallo, away from the Rennes urban area. Ponds around Brocéliande and woods close to Rennes sell well above the departmental average. These areas nonetheless remain more affordable than communes close to Rennes, where demand far outstrips available supply. This makes the southern part of the department worth considering for buyers priced out of the Rennes area.
In an agricultural (A) or natural (N) zone, new building remains in principle prohibited, and a chalet, a cabin or a light leisure dwelling should be checked against the local planning document. In coastal communes, the Loi Littoral tightens these restrictions further. Long-term parking of a caravan or a mobile home is also regulated. Also check access to the plot (rural track, right of way, landlocked parcel). These checks matter whether the plot lies near Rennes or deep in the countryside.
For a pond, French water law governs the dam, the outlet and maintenance of the water body, particularly around Brocéliande where several sites are classified as wetland or Natura 2000. On agricultural land, the SAFER land agency may exercise its right of pre-emption, with a risk of a lower price being set if the asking price strays from local land values. Finally, have the boundaries and exact cadastral area checked. especially for wooded plots sold together with fishing rights on a pond.
