Looking for recreational land for sale in Finistère (29) means exploring the Breton peninsula, between the bocage of the Léon, the moorland of the Monts d'Arrée and the steep valleys of the Aulne and the Elorn. Meadows lined with banks and hillside woods remain the most common plots, ponds being almost non-existent in this department turned towards the sea and its rivers. On this page, ma-propriete.fr gathers the listings of recreational land for sale in Finistère: a bocage meadow, woodland with access, a plot in an agricultural or natural zone.

You will find price benchmarks drawn from actual sales, an overview of the areas where these plots are concentrated and the points to check before buying in an agricultural, natural or coastal zone. Before committing, read our guide on how to turn agricultural land into recreational land: it explains what local planning rules allow, and what they forbid.

How much does recreational land cost in Finistère (29) in 2025?

There is no such thing as a "recreational land price" in the French notarial records: the DVF database records sales of agricultural land, woodland and ponds, and a recreational plot is priced against these three benchmarks, higher or lower depending on what it adds (vehicle access, a water point, fencing, an existing shelter, a village nearby). The table below gives, for each benchmark, the sales recorded in 2025 in Finistère (29), the median price and the range between the first decile (floor) and the ninth decile (ceiling), with the national figure for comparison.

Price benchmarks for recreational land in Finistère (29) (DVF 2025)
DVF 2025 benchmarkSalesMedian priceRange (P10 – P90)France median
Bare agricultural land (€/ha)276€5,751/ha€3,909/ha – €9,022/ha€5,307/ha
Woodland (€/ha)48€4,976/ha€1,962/ha – €10,145/ha€4,934/ha
Pond (€/m²) *313€2.54/m²€1.03/m² – €6.90/m²€2.54/m²

Bare agricultural land is above the national median (€5,307/ha), with the median price moving +10.3% between 2020 and 2025. Woodland trades close to the national benchmark (€4,934/ha), and a pond, a much rarer asset, is valued per square metre of water and banks. To compare a listing, bring everything back to the square metre: €5,751/ha of bare land is €0.58/m², against €2.54/m² for a pond. Recreational land, almost always classified as an agricultural or natural zone, generally sells slightly above bare agricultural land; but it usually remains subject to the SAFER land agency's right of pre-emption, and the SAFER may pre-empt with a downward price revision if the price is excessive compared with local land prices. These benchmarks therefore also help you avoid paying a price the SAFER would challenge.

What makes recreational land for sale in Finistère specific

Léon bocage, Monts d'Arrée moorland and the scarcity of ponds

Finistère is split between the tight bocage of the Léon in the north, made of small meadows lined with banks and hedges, and the more open moorland of the Monts d'Arrée, where non-constructible land plots mix with heather and gorse. Woods are concentrated along the valleys, notably that of the Aulne, with oak and beech stands worked for firewood. A buyer should not expect to find a natural pond as a standard feature of a Finistère listing.

Ponds are practically absent from Finistère: the terrain, oriented towards the sea and crossed by many coastal rivers, leaves little room for natural water bodies. A buyer looking for a plot with a pond will most often have to settle for a farm pond or look further inland, in Centre-Bretagne. This scarcity clearly sets Finistère apart from more inland departments, where farm ponds and small pools remain common.

Where to look: Léon, Monts d'Arrée, Cornouaille, Aulne valley

The Léon, around Landivisiau and Lesneven, offers bocage meadows close to the main routes towards Brest and Morlaix. The Monts d'Arrée, around Huelgoat and Brasparts, add moorland and hillside woods at the heart of the Armorique regional nature park. In Cornouaille, around Quimper and Châteaulin, the Aulne valley offers valley-bottom meadows and riverbanks. The coastal fringe, between Douarnenez and Concarneau, remains the most sought after and the most affected by the Loi Littoral. Around Brest and Morlaix, urban pressure further reduces the available supply of bare land.

The most affordable areas lie inland, in the Monts d'Arrée and central Finistère, away from coastal pressure. Plots close to the coast and the larger towns sell well above the departmental average. These forest blocks, protected by the regional nature park, offer a preserved setting valued by nature lovers and walkers. This inland choice trades sea views for a quieter setting and a somewhat lower price per plot.

Points to check before buying recreational land in Finistère

In an agricultural (A) or natural (N) zone, any new building remains in principle prohibited, and a cabin, a chalet or a light leisure dwelling should be checked against the local planning document. In coastal communes, the Loi Littoral strongly restricts building, even light structures, close to the shoreline, a crucial point in such a maritime department. Long-term parking of a caravan or a mobile home is also regulated. These checks apply across the department, from the coast to the inland moorland.

Also check access to the plot (rural track, right of way, landlocked parcel) and the presence of water and electricity, rare outside villages. On land classified as agricultural, the SAFER land agency may exercise its right of pre-emption, with a risk of a lower price being set if the asking price strays from local land values. Finally, have the boundaries and exact cadastral area checked. an important point on plots sometimes split between several heirs.
