What makes recreational land for sale in Vaucluse specific

Garrigue, uprooted vineyards and orchards: the plots of Vaucluse

On the Vaucluse plateau and the foothills of Mont Ventoux, plots are mostly holm-oak and pine woodland, classed as non-constructible land, often sloping and cut across by dry-stone walls. In the Comtat plain, around Carpentras and L’Isle-sur-la-Sorgue, you find former vineyards that have been uprooted and turned into meadows or left fallow, as well as olive groves or truffle-oak orchards, much sought after for their potential. Some of these plots still carry a stone cabin, an old winegrower’s outbuilding or a small sheepfold, whose actual status always needs checking.

The most affordable areas lie in the Sault area and the northern side of Mont Ventoux, further from the tourist routes. Olive terraces in the Luberon and woods close to Gordes or Bonnieux, much sought after, sell above the average for the rest of the department, in line with the many hilltop Luberon villages popular for second homes.

Points to check before buying recreational land in Vaucluse

The first step is to check the commune’s local planning document (PLU): in an agricultural (A) or natural (N) zone, any new building is in principle prohibited, and a cabin, a chalet or a caravan cannot be installed freely. Check real access to the plot (rural track, right of way, landlocked parcel), the frequent absence of water and electricity on isolated hills and former vineyards, and the risk of forest fire, real on Mont Ventoux and the Luberon from early summer. Also check the condition of any dry-stone walls or old terraces, which can require costly and specialised upkeep over time to remain stable.

On agricultural parcels, the SAFER land agency may exercise its right of pre-emption, with a risk of the price being revised downward if it strays sharply from local land prices, which are fairly moderate in this department. Also ask for the exact cadastral area and whether the boundaries have been surveyed, particularly on former vineyard plots often split between several owners after being passed down through a family for generations.
