What makes country houses in Var special

Bastides, mas and dry-stone terraces

The Var country house is above all the mas: a low building in stone or rubble masonry, thick walls to keep out the heat, a low-pitched canal-tile roof, small openings facing the mistral wind and coloured shutters. The bastide, more imposing and often built over two storeys, is found around Draguignan and in the Haut-Var, flanked by a dovecote, an ice-house or a dry-stone hut. Smallholdings to renovate, more modest, are mostly found further inland, away from the coast, while the terraced stone village house, built over several floors, characterises the perched towns of the Haut-Var.

The land stands out for its restanques, dry-stone terraces planted with olive trees, lavender or vines, and for the frequent presence of an orchard or a wood of holm oaks and parasol pines. Outbuildings (sheepfold, cellar, bread oven) often complete the property, especially in the hamlets of the Haut-Var, offering open views over the surrounding scrubland.

The areas, from the coast to the Haut-Var

Around Draguignan and the Argens valley, the market stays active thanks to the TGV station at Les Arcs-Draguignan, which brings central Var closer to Paris. The Fayence area and the hinterland of Grasse, on the border with Alpes-Maritimes, attract buyers for their perched villages and open views over the Estérel massif. Towards Brignoles and the Provence Verte, between vineyards and olive groves, the countryside remains more affordable than the coast. The Haut-Var, around Aups, Cotignac, Salernes, known for its floor tiles, and Barjols, at the gateway to the Verdon, appeals for its stone village houses and preserved peace, far from the summer bustle of the coast.

Areas close to the coast (Saint-Tropez, Sainte-Maxime, Bormes-les-Mimosas) command the highest prices in the department, driven by a high proportion of second homes. The Haut-Var and the Provence Verte, further from the sea and the summer crowds, offer mas and stone houses with large plots at noticeably more affordable prices, while staying within reach of the main roads.

What determines the price of a country house in Var

The distance to the sea and to the Les Arcs-Draguignan TGV station remains the dominant factor, ahead of the condition of the building (canal-tile roof, stone walls, damp, insulation and energy rating, often a weak point for old bastides) and the size of the plot, terraces and olive grove included. Exposure to forest fire risk, common in the Maures and the Estérel, and mandatory vegetation clearance, should also be checked before buying.

Also check the private drainage system, the presence of a borehole or well for irrigation in a dry climate, fibre-optic coverage for remote working and the local planning zoning before considering converting a sheepfold or a stone hut into living space.
