Looking for a country house for sale in Gers (32)? A land of bastide towns and rolling hills between the Adour and Garonne rivers, the department has kept a distinctly Gascon rural architecture: manor-style houses in local red brick, timber-framed farmhouses, dovecotes standing alone in the fields, restored longères with garden and orchard. Buyers here range from farming families settling into a main home to newcomers from the Toulouse area or further afield seeking a holiday home. This page brings together the country houses for sale in Gers published on ma-propriete.fr by private sellers, estate agents and notaries.

To help you decide, we present the actual prices of country houses in Gers, the areas worth knowing from Auch to Condom and the Lomagne, and the criteria that determine the value of a house in the countryside. Our complete guide to buying a country house in France completes these benchmarks, from surveying an old building to financing a renovation project.

Country house prices in Gers in 2025

How much does a country house cost in Gers (32)? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Gers (32) stood at €176,800 in 2025, with an average price of €190,399 and a median price of €1,672/m² of living space (1,272 house sales in rural municipalities over the year). The price range is wide: 10% of houses sold for less than €103,028 (floor price, 1st decile) and 10% for more than €296,825 (ceiling price, 9th decile). The typical country house here offers 116 m² of living space on an average plot of 6,726 m², i.e. around 0.7 ha.

This market is well below the regional median (Occitanie: €210,000) and below the national median (€189,200). Since the second half of 2020, the median price has risen from €163,500 to €176,600, i.e. +8.0%; over one year (2024-2025) the change is -1.0%.

Prices vary widely depending on the type of municipality

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Gers (32) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

What makes country houses in Gers special

Gascon architecture in brick and timber frame

The Gers country house is recognisable by its local pinkish brick, which clads the manor-style houses of the market towns and the timber-framed farmhouses of the countryside, under shallow-pitched roman-tile roofs. The dovecote, standing alone in a field or attached to the main house, remains the signature feature of the Gers landscape, a legacy of a farming tradition still visible in the more remote hamlets. The medieval bastide towns, such as Lectoure or Fleurance, shaped the layout of the market towns around which these rural houses were built over the centuries. Some manor-style houses still keep their original bread oven, a reminder of how self-sufficient the large Gascon estates once were.

The land often runs to several hectares around the house, with an orchard of plum trees or vines, a vegetable garden and outbuildings (barn, dovecote, wine store). Many properties sit in a hamlet or stand alone on a hillside, with open views over the neighbouring hills and the rows of poplars lining the streams. Some farmhouses keep a barn large enough for a rural gîte project.

The areas, from the Astarac to the Lomagne

Around Auch, the prefecture at the heart of the department, and towards Condom and Lectoure in the Baïse valley, manor-style houses and stone farmhouses are sought after for their heritage setting and their proximity to shops. The Lomagne, to the east towards Fleurance and Lectoure, lies closer to Toulouse and attracts remote workers who want to combine country living with an active career. Towards Vic-Fezensac and Mirande, in the Astarac and the Armagnac country, the countryside becomes hillier, between vineyards, oak woods and the small valleys of the Gimone and Osse rivers. The Auch area, around Pavie and Preignan, completes this picture with a somewhat denser peri-urban setting.

The proximity of the Toulouse metropolitan area makes the Lomagne and the north-east of Gers noticeably above the departmental average, while the Astarac and the south of the department, further from the main roads, remain more affordable for a stone house with a large plot. The Armagnac country, around Nogaro and Eauze, sits in between, buoyed by the reputation of its vineyards.

What determines the price of a country house in Gers

Three factors dominate: the distance to Toulouse and to the nearest TGV stations (Agen, Toulouse-Matabiau, as no high-speed line runs directly through Gers), the condition of the building (timber frame, roof structure, damp in earth or raw-brick walls) and the size of the plot. A renovated manor-style house in the Lomagne and a timber-framed farmhouse to renovate in the Astarac can differ significantly in price for a comparable size, with road access weighing heavily in the equation. Buyers arriving from other regions also value the low population density, a guarantee of quiet living for years to come.

Also check the private drainage system, often required for an isolated property, the agricultural or natural zoning of the local plan if you intend to convert a barn or dovecote, the fibre-optic coverage for remote working, and the energy rating, decisive for old brick and earth-built houses with little insulation. A termite survey is also advisable, as the insect is present across much of south-west France.
