Looking for a country house for sale in Tarn (81)? Between the Albigeois, the Pays de Cocagne and the Montagne Noire, the department offers distinctive southern rural architecture: Albi-style houses in dark brick under canal-tile roofs, Sidobre granite farmhouses, mid-mountain longères, dovecotes standing alone amid the fields. This page brings together the country houses for sale in Tarn published on ma-propriete.fr by private sellers, estate agents and notaries.

We present the actual prices of country houses in Tarn, the areas worth knowing around Albi, Castres and Gaillac, and the criteria that determine the value of a property in the Albigeois or the Montagne Noire. Our complete guide to buying a country house in France completes these benchmarks, from surveying an old building to financing.

Country house prices in Tarn in 2025

How much does a country house cost in Tarn (81)? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Tarn (81) stood at €193,000 in 2025, with an average price of €194,538 and a median price of €1,799/m² of living space (1,018 house sales in rural municipalities over the year). The price range is wide: 10% of houses sold for less than €97,000 (floor price, 1st decile) and 10% for more than €290,000 (ceiling price, 9th decile). Prices vary widely depending on the type of municipality

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Tarn (81) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

What makes country houses in Tarn special

Albi brick, Sidobre granite and Montagne Noire stone

The Albi-style house, in the dark brick typical of the Toulouse basin, with canal-tile roofs, dominates the Albigeois and the Pays de Cocagne, particularly around Rabastens and Lisle-sur-Tarn. Around the Sidobre area to the east, near Lacrouzette, local granite was long used to build farmhouses and hamlet houses with thick walls and small openings. Towards the Montagne Noire and the Lacaune area to the south, farmhouses in schist and stone-slab are closer to mountain building styles, while isolated dovecotes still dot the large farm plots of the Cocagne. The dovecote, often standing alone amid the fields, is a strong marker of the Tarn landscape and a sought-after heritage feature. Reclaimed roof tiles and dressed stone from older buildings are often reused in nearby restorations, a point worth asking about.

The land attached to these properties ranges from a sloping garden around a village house to a large estate with adjoining vineyard, orchard and woodland. Outbuildings (barn, wine cellar, dovecote) are numerous in the Gaillac vineyard area and lend themselves to a gîte project, a popular side activity for adding value to a wine estate. Use as a gîte or bed-and-breakfast is widespread in the Gaillac vineyard area, driven by wine tourism.

From the Albigeois to the Montagne Noire

Around Albi and Gaillac, in the Gaillac vineyard area and the Tarn valley, the country house benefits from well-kept buildings and a sought-after wine-growing setting. The Castres area and the Agout valley, more industrial, offer denser but accessible housing. The Montagne Noire, around Lacaune or Brassac, and the Sidobre area near Vabre and Lacrouzette, form more isolated areas where peace and open views matter more than proximity to services. Wine-growing villages such as Rabastens or Lisle-sur-Tarn combine well-kept heritage buildings with proximity to the routes towards Toulouse.

Areas close to Albi, Gaillac and the Tarn valley sit above the departmental average, while the Montagne Noire and the Sidobre, more rural, offer stone houses with a large plot at markedly more affordable prices, well suited to a second home or a gîte. These more isolated areas suit a second home or a farm-tourism project well. Buyers should also weigh proximity to a Toulouse-bound road corridor, which shortens commuting time considerably for hybrid remote workers.

What determines the price of a country house in Tarn

Proximity to Albi, Gaillac or Toulouse, the quality of the surrounding wine-growing land and the condition of the building (canal-tile roof, damp in stone or brick walls) are the main price factors. Many old farmhouses and dovecotes carry a poor energy rating and need energy-efficiency work before serving as a main home. In the granite areas of the Sidobre, the risk of radon is also worth taking into account. Maintenance of canal tiles, more fragile than flat tiles, should be anticipated when buying an Albi-style house. A structural check of any pigeonnier is worthwhile before converting it, since these towers were rarely built with modern loads in mind.

Also check the private drainage system, widespread outside towns, fibre-optic coverage for remote working — increasingly sought at a reasonable distance from Toulouse — and the agricultural planning rules before considering converting a barn or dovecote. Have the stability of any dry-stone walls checked, sometimes used to retain vineyard terraces. A pre-purchase survey of the roof structure is particularly advisable for older Albigeois houses with visible sagging ridgelines.
