Looking for a country house for sale in Gard (30)? Between the Nîmes garrigue scrubland, the Cévennes and the Gardon valley, the department offers a distinctive southern building style: a Gard mas in limestone under canal-tile roofs, wine-growing bastides, Cévennes farmhouses in schist under lauze slab roofs. This page brings together the country houses for sale in Gard published on ma-propriete.fr by private sellers, estate agents and notaries.

To help you decide, we present the actual prices of country houses in Gard, the areas worth knowing from Nîmes to Alès, and the criteria that determine the value of a house in the countryside. Our complete guide to buying a country house in France completes these benchmarks, from surveying an old building to financing.

Country house prices in Gard in 2025

How much does a country house cost in Gard (30)? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Gard (30) stood at €265,000 in 2025, with an average price of €279,110 and a median price of €2,584/m² of living space (1,532 house sales in rural municipalities over the year). The price range is wide: 10% of houses sold for less than €160,000 (floor price, 1st decile) and 10% for more than €420,000 (ceiling price, 9th decile). Prices vary widely depending on the type of municipality

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Gard (30) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

What makes country houses in Gard special

From the Gard mas to the Cévennes farmhouse

In the garrigue and the Gard plain, around Nîmes, Uzès, Sommières and Beaucaire, the country house takes the form of the mas, built in golden limestone, sturdy and low, under a canal-tile roof, sometimes with a dovecote or a more imposing wine-growing bastide surrounded by vines and olive trees. Moving up towards the Cévennes (Alès, Le Vigan, Saint-Jean-du-Gard, Génolhac), the building material changes: schist or granite replaces limestone, a lauze slab or flat-tile roof replaces canal tile, and houses nestle on sloping stone terraces amid chestnut groves and scrubland. The perched hamlets of the Cévennes foothills, such as Saint-Jean-du-Pin or Monoblet, often combine restored mas houses with old silkworm houses converted into living space.

The land that comes with them often includes olive trees, a fig, almond or cherry orchard in the Mediterranean zone, and chestnut groves or pine woods in the Cévennes. Stone outbuildings (silkworm house, sheepfold, wine cellar) reflect the region's past in silk farming, sheep herding and wine growing, and often lend themselves to a gîte project once weatherproofed. Dry-stone terraces require regular upkeep, since without it erosion can weaken the cultivable ledges over time. Bee-keeping and small-scale market gardening are also common secondary activities on these rural properties, taking advantage of the mild Mediterranean climate.

From the Nîmes plain to the Cévennes

Around Nîmes, served by its TGV station, and Uzès, a highly prized historic town, the country house reaches the highest levels in the department, driven by proximity to Provence, the Pont du Gard and the Mediterranean coast. The Anduze area and the Gardon valleys offer a middle ground between garrigue and the first Cévennes foothills, with lively market towns such as Anduze or Saint-Hippolyte-du-Fort. A regional train line between Nîmes and Alès usefully complements road access for buyers who work in Nîmes without wanting to live there.

The Cévennes, around Alès, Le Vigan, Saint-Jean-du-Gard and Génolhac, remain notably more affordable for a schist farmhouse with several hectares of woodland and stone terraces, a setting sought after for a move to the countryside, remote working or a gîte project geared to hiking in the Cévennes National Park. The lifestyle here attracts both remote-working newcomers and people pursuing a farming or rural gîte project. Villages such as Saint-Jean-du-Gard or Mialet, deeper into the Cévennes valleys, offer an even quieter, more isolated lifestyle for a genuine change of pace.

What determines the price of a country house in Gard

Three factors dominate: proximity to Nîmes TGV station and to Provence, the condition of the building (tile or lauze roof, damp, insulation and energy rating, often needing work on old mas and farmhouses) and the size of the plot. A renovated mas near Uzès and a farmhouse to renovate in the Cévennes can show a considerable price gap for a comparable size, and garrigue or scrubland plots require regular mandatory brush clearing against wildfire risk. Some hamlets are listed as remarkable heritage sites, which can strictly regulate any work to building facades.

Check the private drainage system, flood risk along the Gardon rivers and the Rhône, clay-shrinkage subsidence risk common on the Gard plain, fibre-optic coverage for remote working and the local plan rules before converting an outbuilding. Mandatory brush clearing within 50 metres of a dwelling in garrigue areas is an upkeep cost worth anticipating. Because many old mas are built in dry-stone masonry, listed heritage status can also restrict the materials allowed for any facade renovation.
