What makes farmhouses and farm buildings in Aveyron special

The Rouergue farm: buron, cowshed and stone barn

On the Aubrac plateau, the buron, a small stone building once linked to cheese-making, stands alongside massive granite farmhouses. In the Ségala and Rouergue areas, farms are arranged around a closed courtyard with a cowshed, a hay barn and outbuildings in limestone or schist. On the Causses further south, farms often include a vaulted sheepfold. There is no mas in Aveyron; only its southern edge, towards the Larzac, sometimes borrows the term by extension.

The generous size of many Ségala barns allows for larger-scale projects. Some Ségala farm complexes still have an original pigsty or chestnut-drying room, remnants of a mixed farming tradition now abandoned but which add to the building's heritage value.

Areas and towns to look at

Around Rodez and in the Ségala area, the supply of farmhouses and barns to renovate is wide and varied. Towards Villefranche-de-Rouergue, in the Aveyron valley, farm buildings sit within a hedgerow landscape. The Aubrac plateau, around Laguiole and Saint-Chély-d'Aubrac, offers more isolated high-altitude burons and farms. Towards Millau and Saint-Affrique, on the Causses, farms open onto vast sheep-grazing land. Rodez railway station and the upgrade of the RN88 to a dual carriageway make links to Toulouse and Clermont-Ferrand easier, an advantage for buyers coming from further afield.

The most affordable areas lie in the Ségala and the north of the department, away from main roads. Around Rodez and Millau, better connected, renovated farmhouses trade at firmer levels.

Points to check before buying a farm or a buron

Check the permitted use of the building under the local planning zoning: in an agricultural zone, a change of use is only possible if the barn or buron is identified as convertible into housing. Examine the roof (lauze stone, slate or corrugated sheeting, sometimes asbestos-cement on sheds), the timber frame and the drainage, frequently absent on high-pasture buildings.

Where farmland or grazing land is included, ask about any current farm lease and about the pre-emption right of the Safer. Renovating an isolated buron or barn, without direct water or electricity connections, can weigh heavily on the overall budget. On the Aubrac, winter snow and distance from utility networks often require a connection budget to be factored in from the start of the project.
