Luxury property prices in Occitanie in 2025

Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.

In Occitanie, 126 sales of luxury properties were recorded in 2025. The median price stands at €662,500, with an average of €856,900; the floor/ceiling range (P10–P90) runs from €430,000 to €1,477,000 and the median price per square metre of living space reaches €1,804/m² (average 373 m² of living space on 14,893 m² of land). The region sits 19% below the 2025 national median (€822,000 across 981 sales). Over five years (2021-2025), the regional median comes to €640,000 across 723 sales.

What makes luxury properties for sale in Occitanie distinctive

Mas, bastides and foothill chateaux

The Languedoc mas, built in limestone under curved tiles, dominates the buildings around Béziers and Montpellier, while Cathar country still displays ridge-top chateaux with thick walls, remnants of medieval defensive architecture converted into residences. In the Gers and the Lauragais, the Gascon bastide, laid out on a grid plan in local brick, structures extensive farming estates; around Toulouse, pink brick remains the signature of the master house. Towards the Pyrenees, granite and slate take over for fortified farmhouses suited to a mountain climate.

Outbuildings play a central role: cellars and storerooms on Languedoc wine properties, dovecotes in the Gers, stables and sheepfolds in the Pyrenees. Many mas and bastides are sold with attached land, appellation vines or garrigue parcels, which calls for a separate assessment of the land and a review of any current farm leases.

From the Hautes-Pyrénées to the Mediterranean: a tour of the areas

In the Hautes-Pyrénées, Tarbes and Lourdes border a hinterland of mountain farms; the Gers, around Auch and Condom, is dotted with bastides and mixed-farming estates. The Haute-Garonne, between Toulouse and the Comminges foothills, combines urban proximity with large rural properties, while the Ariège, more discreet, stretches towards Foix and the Pyrenean valleys. The Aude, from Carcassonne to Narbonne, concentrates Cathar chateaux and wine estates; the Pyrénées-Orientales, around Perpignan and the Côte Vermeille, combine vineyards with the coast. The Hérault, between Béziers, Pézenas and Montpellier, and the Gard, around Nîmes and Uzès, offer a wide choice of wine mas. Further north, the Lozère remains the region's most rural and most accessible area, as do the Aveyron around Rodez and Millau, the Tarn around Albi and Gaillac, the Tarn-et-Garonne near Montauban and the Lot, around Cahors and the Lot valley.

The Haute-Garonne, the Aude, the Pyrénées-Orientales, the Hérault, the Gard, the Hautes-Pyrénées and the Tarn-et-Garonne each have a TGV station, at Toulouse, Carcassonne or Narbonne, Perpignan, Montpellier or Béziers, Nîmes, Tarbes and Montauban. The Gers, the Ariège, the Lozère, the Aveyron, the Tarn and the Lot remain accessible by Intercités and TER services. The Aude and Catalan coasts, the Toulouse fringe and the Hérault wine country rank among the most sought-after areas, while the Lozère, the Aveyron and the Lot offer comparable properties at more accessible levels.

Points to check: garrigue, vines and mountains

Along the Aude, Catalan, Hérault and Gard coastlines, the Loi Littoral and the flood-risk prevention plans govern extensions; further inland, wildfire risk in the garrigue brings clearing obligations around the buildings. On a wine estate, check the SAFER pre-emption right, the appellation classification of the parcels and any current winemaking contracts; a listed or registered chateau also requires sign-off from the Architecte des Bâtiments de France for any visible change.

In the Pyrenean zone, landslide and heavy-snow risk shape winter access and the property's insurance; mountain farmhouses often need roof and insulation work. On old mas and bastides, limestone walls and lime renders call for regular upkeep. Have a full survey carried out before making an offer: on a wine or farming property, valuing the land and valuing the buildings are two separate exercises.
