A manor house for sale in Bourgogne-Franche-Comté usually pairs the golden limestone of the Burgundy plateaus with flat-tile or slate roofs from the Jura and the Doubs. Between the wooded Morvan, the vineyards of the Côte and the Mâconnais, and the Franche-Comté plateaus, the region holds noble houses of restrained volume, sometimes built at the edge of a wine or farming estate. Many have kept a dovecote, a pigeon loft or stone outbuildings. Browse the manor houses for sale listed by the region's private owners, agencies and notaries.

This page brings together real price indications for large residences across Burgundy and Franche-Comté, the areas where supply stays richest, what sets the building style apart from one massif to another, and the checks worth making before buying an old residence in a continental climate. Price benchmarks for prestige homes in Bourgogne-Franche-Comté

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Bourgogne-Franche-Comté, 43 sales were recorded in 2025, with a median price of €590,000*, a floor/ceiling range (P10–P90) of €385,000 to €1,004,000 and a median of €1,714/m² of living space (average 349 m² of living space on 12,099 m² of land). Over five years (2021-2025), the regional median comes to €520,000 across 222 sales. Nationally, the 2025 median stands at €822,000 across 981 sales, with a ceiling (P90) of €3,100,000.

What makes manor houses for sale in Bourgogne-Franche-Comté distinctive

Burgundy limestone and Comté stonework

In Burgundy, golden or grey limestone dominates, cut in regular ashlar blocks around Beaune and Auxerre, with flat-tile roofs sometimes glazed near the wine-growing Côte. Towards the Morvan, the stone turns greyer and houses squatter, suited to a harsh climate and rugged terrain. In Franche-Comté, the local fortified house is recognised by its thick walls, small openings and steeply pitched roofs covered in tile or stone slabs, a legacy of harsh winters in the Doubs and the Jura. Window surrounds are often carved in a slightly darker stone than the wall itself, a detail that helps date a building at a glance.

Outbuildings often reflect a wine or farming past: vaulted vat-houses, sunken cellars, porched barns and ornate dovecotes in the Charolais or the Mâconnais. A manor with outbuildings is common around Auxerre, Cluny or Charolles, while already-restored houses cluster more around Dijon, Besançon or the Jura vineyard, where tourist and residential demand runs highest. Renovation projects in the region often combine lime pointing with discreet interior insulation, keeping facades unchanged while improving comfort.

Eight departments across plain, vineyard and mountain

Nièvre, around Clamecy, Nevers and the Morvan, and Yonne, across the Auxerrois, Puisaye and Sénonais areas, offer houses often set in open countryside, sometimes beside a pond or a well-stocked river. Côte-d'Or concentrates sought-after residences in the Hautes-Côtes and the Châtillonnais, while Saône-et-Loire, from the Charolais to the Clunisois by way of the Mâconnais, offers varied building styles between golden stone and limestone, with outbuildings tied to Charolais cattle farming. Further east, Doubs, around Besançon and the Doubs valley, and Jura, between the Revermont and the vineyard, hold character properties set against the relief. Haute-Saône, less well known, and the Territoire de Belfort, on the edge of Alsace, complete the regional picture with more affordable properties.

Dijon and Montbard, Le Creusot TGV and Mâcon-Loché TGV, Besançon Franche-Comté TGV and Besançon-Viotte, plus Dole and Belfort-Montbéliard TGV, give reasonable TGV access to Paris and Lyon. The most sought-after areas remain the Burgundy wine-growing Côte and the Beaune area; rural Nièvre, Yonne and Haute-Saône stay more affordable for a manor of comparable size.

Points to check on a residence in Bourgogne-Franche-Comté

Some of the region's noble houses, particularly around the wine-growing Côte and the Mâconnais, are registered historic monuments or recorded in the regional inventory: establish the exact status before any renovation project, since the surroundings of a monument require the Architecte des Bâtiments de France's approval. In the wine-growing areas of Côte-d'Or, Saône-et-Loire and Jura, adding a pool or an extension can be restricted by the local development plan and by rules protecting the surrounding vines.

On the technical side, check the roof timbers and covering, often old on houses in the Morvan and Nièvre, and have the vaulted cellars inspected, since they are prone to damp and common on wine estates. Private drainage deserves a systematic check in isolated hamlets of the Doubs and the Jura, as does the status of access tracks, sometimes private or jointly owned with neighbouring farms. Ask for the full land registry extract too, since wooded or vine-planted plots adjoining the house can carry a lease or a local farmer's right of first refusal.
