A manor house for sale in Doubs stands out for its Franche-Comté roots, between grey limestone on the lower plateaus and the block-farms typical of the Haut-Doubs, where the house, the byre and the barn are combined under a single steeply pitched roof once covered in wooden shingles or tile. Around Besançon, the Doubs valley and the many lakes of the Haut-Doubs, these residences have often kept a strong working link to mountain farming and cheese production. You will find both a restored manor with outbuildings and a manor to renovate left in its raw, original state. Browse the manor houses for sale listed by the department's private owners, agencies and notaries.

This page brings together real price benchmarks for large residences in Doubs, the most sought-after areas between lowland and mid-mountain terrain, what sets Franche-Comté buildings apart and the checks specific to a house exposed to the Jura climate. It also outlines how these houses are used today, from mountain holiday homes and rural lodges to farms still kept in active production year round. Price benchmarks for prestige homes in Doubs

DVF land registry data does not identify manor houses as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

The local market is too thin to publish a reliable department-level benchmark (19 sales in five years): we give the figures for the Bourgogne-Franche-Comté region. Across the Bourgogne-Franche-Comté region, the 2025 median stands at €590,000* (43 sales), against €822,000 in France in 2025 (981 sales).

What makes manor houses for sale in Doubs distinctive

Franche-Comté stone and Haut-Doubs block-farms

In the Doubs valley and around Besançon, manors are built of grey limestone, with flat-tile roofs and restrained, sober facades pierced by mullioned windows on the oldest surviving residences. In the Haut-Doubs, towards Pontarlier and Mouthe, the block-farm tradition dominates: one large single volume combining house, byre and barn under a steeply pitched roof once clad in wooden shingles to shed heavy snow. Some noble residences still keep a stair tower or a dovecote, though such features remain considerably rarer given the demanding mountainous terrain.

Outbuildings reflect the department's farming and pastoral character: huge barns for winter fodder, vaulted byres, sometimes a cheese dairy or a bakehouse tied to Comté production. Many of these houses remained working dairy farms until fairly recently, leaving considerable volumes to convert and rustic interiors behind a distinguished facade, with barns tall enough to accommodate a mezzanine floor. Current restoration work keeps stone and solid timber, essential for insulation in this genuinely harsh mountain climate.

From the Doubs valley to the Haut-Doubs and the Loue valley

Around Besançon, the Doubs valley offers manors close to the city, within a landscape of river meanders and wooded hills. The Loue valley, between Ornans and Mouthier-Haute-Pierre, offers residences clinging to dramatic limestone gorges, highly prized by buyers for their scenic setting. The Haut-Doubs, around Pontarlier, Mouthe and Métabief, on the doorstep of Switzerland, offers more secluded mountain farms and manors surrounded by pasture and fir forest. Towards Montbéliard, to the north, the building style gradually moves closer to the neighbouring Alsatian and Sundgau tradition.

Besançon has stations served by TGV to Paris in a little over two hours, and Montbéliard also benefits from TGV services; the A36 motorway crosses the whole department from west to east. The most sought-after areas remain the immediate outskirts of Besançon and the Loue valley; the Haut-Doubs, more rural and mountainous, offers comparable floor areas at noticeably more accessible levels overall.

Points to check on a manor house in Doubs

Some older houses in the department, particularly in the Loue valley and around Besançon, are listed in the heritage inventory or protected as historic monuments: confirm the exact status, since exterior works on a protected building require the approval of the Architecte des Bâtiments de France. In the Haut-Doubs, altitude and heavy snow cover make it worth checking the roof frame's resistance to snow load and the reliability of winter road access to the most isolated hamlets nearby.

On the technical side, have the property checked for dry rot, encouraged by damp conditions in the enclosed valleys, and inspect the roof carefully, since renewing traditional wooden shingles can be a genuinely costly specialist undertaking. Check the private drainage system, any karstic cavities in the limestone subsoil, and the status, municipal or private, of the rural tracks leading to these often remote and isolated properties.

Manor house listings in Doubs are placed by private owners, agencies specialising in character properties and notaries; filter them by price, living space, land and outbuildings, and set an e-mail alert to follow new listings as soon as they appear.
