Maison de maître prices in Île-de-France in 2025

Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

In Île-de-France, 90 sales were recorded in 2025, with a median price of €1,445,000*, a floor/ceiling range (P10–P90) of €700,000 to €3,496,500 and a median of €4,247/m² of living space (average 366 m² of living space on 7,207 m² of land). Over five years (2021-2025), the regional median comes to €1,263,100 across 592 sales. Nationally, the 2025 median stands at €822,000 across 981 sales, with a ceiling (P90) of €3,100,000.

These are asking prices, before negotiation; they compare with the actual sale prices in the previous section, which are generally lower.

What makes maisons de maître and fine residences for sale in Île-de-France distinctive

Dressed stone, meulière, brick and villas of the green suburbs

The Lutetian limestone of Paris and its inner suburbs gives bourgeois houses their pale, moulded façades. Meulière, a stone of the Brie and the river valleys, is the hallmark of the large villas of the late nineteenth century, with their turrets, verandas and decorative brick. In the outer ring, the village maisons de maître of the Vexin, the Brie and the Gâtinais, under hipped roofs of slate or small flat tiles, stand alongside modernist architect-designed houses and contemporary properties in wooded parkland. In the valleys of the Grand Morin and the Petit Morin, the brick-and-stone houses of local notables open onto gardens that slope down to the river.

Outbuildings are common: a caretaker's cottage, a coach house, an orangery, a greenhouse, a guest pavilion, a pool and pool house. Ironwork, mouldings, fireplaces, parquet floors and ceiling height set the old residences apart, while wide glazed openings, roof terraces and landscaped gardens characterise recent construction.

Seine-et-Marne (77) offers the most choice: Fontainebleau, Barbizon, Moret-sur-Loing, Provins, Coulommiers and the Marne banks around Lagny and Meaux. Yvelines (78) gathers Saint-Germain-en-Laye, Le Vésinet, Versailles, the Chevreuse valley and Rambouillet. Essonne (91) unrolls its residences along the Yerres, the Juine and the Gâtinais français, towards Milly-la-Forêt and Étampes. Val-d'Oise (95) combines the Vexin français, L'Isle-Adam, Auvers-sur-Oise and the Montmorency valley.

The three inner-ring departments offer few rural properties but some fine urban residences: Hauts-de-Seine (92) at Sceaux, Meudon or Neuilly, Seine-Saint-Denis (93) at Le Raincy, Val-de-Marne (94) at Saint-Maur-des-Fossés or Nogent-sur-Marne. For a property with land, look rather to the outer ring. Marne-la-Vallée–Chessy, Massy TGV and the Charles-de-Gaulle Airport 2 TGV station are among the region's TGV stations; Hauts-de-Seine and Val-de-Marne have none, but RER and Transilien lines and the A13, A6 and A4 motorways serve the rest of the territory.

Quarries, clay soils, floods and protected perimeters

The subsoil of the Paris region is hollowed by former gypsum, limestone and chalk quarries: consult the cavity inventory and the risk perimeters before buying, especially in Seine-Saint-Denis, in Val-d'Oise and in the south of the inner ring. Clay swells in winter and shrinks in summer, cracking walls and foundations; the valleys of the Seine, the Marne and the Oise fall under flood-prevention plans. Beneath the flight paths of Orly and Roissy, the noise-exposure plan can weigh on comfort and value.

Many residences stand in a listed site, a monument perimeter or a regional nature park, with a mandatory opinion from the Architecte des Bâtiments de France. On recent villas, verify the permit for the pool, the extensions and the annexes, as well as the rules of the local urban plan. Have roof timbers and roofing inspected by a specialist before you offer. Slate and flat-tile roofs need regular upkeep, and damp in the cellars beneath village houses deserves close attention, as do the wiring and drainage of the oldest residences, often left untouched for several decades.
