When you search for a maison de maître for sale in Val-d'Oise, you think first of the slopes of the Montmorency valley, the banks of the Oise around L'Isle-Adam and Auvers-sur-Oise, and the stone villages of the French Vexin, where large notables' houses line up behind their boundary walls. Our section goes beyond that setting: it gathers all the fine residences of Val-d'Oise, villas of Enghien-les-Bains, architect-designed houses, contemporary properties in parkland and former merchants' houses, provided the living space exceeds 300 m² or the price approaches a million euros and they belong neither to the chateaux, nor the manor houses, nor the historic monuments. Consult the maisons de maître and fine residences for sale placed by private sellers, agencies and notaries.

This page presents real price benchmarks, the profile of the properties on the market, the buildings of the department, the areas where these houses stand and the points to check specific to the Vexin, the Montmorency valley and the banks of the Oise. If you want to structure your project from the outset, read the guide to buying prestige property in France.

Maison de maître prices in Val-d'Oise in 2025

Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

What makes maisons de maître and fine residences for sale in Val-d'Oise distinctive

Vexin limestone, Montmorency plaster and holiday villas

In the French Vexin, pale limestone, often rendered with plaster and lime, gives the maisons de maître plain façades, pierced with tall small-paned windows and crowned with flat-tile or slate roofs. On the slopes of Montmorency, Andilly and Saint-Prix, millstone and plaster dominate the nineteenth-century notables' houses, terraced gardens and belvederes included. At Enghien-les-Bains, the lakeside villas mix brick, stone and cut timber, with conservatories and turrets inherited from the spa era. Look for original shutters, stone window surrounds and slate roofs that have not been replaced with cheaper tiles.

The charming residences of the Oise valley, at Auvers-sur-Oise, Parmain or L'Isle-Adam, offer gardens that run down to the river. Around Cergy and Pontoise, architect-designed houses and contemporary properties with large glazed openings have taken their place in landscaped developments. You will see service buildings, a caretaker's cottage, a dovecote, a pool house. Fireplaces, panelling and timber staircases give the original interiors their value, and they deserve careful restoration.

From the Vexin to Enghien, from Cergy to the Montmorency valley

The French Vexin, around Magny-en-Vexin, Marines, Vétheuil and La Roche-Guyon, offers village residences with large gardens, often more affordable than those west of Paris. The Montmorency valley, with Montmorency, Saint-Prix, Andilly, Margency and Eaubonne, appeals by its wooded slopes and its closeness to Paris. Enghien-les-Bains, around its lake, forms a market of its own. L'Isle-Adam, Auvers-sur-Oise and Pontoise hold bourgeois houses and waterside properties. Weekend visitors to Auvers and L'Isle-Adam should also visit in winter, when the river, the traffic and the light look very different.

Val-d'Oise has the Aéroport CDG 2 TGV station, at Roissy-en-France, which links many provincial cities without passing through Paris; lines H and J and RER lines A, C and D serve the Paris stations. The A15, A16 and A115 motorways complete road access. Travel times to the northern business districts are short on the suburban lines, which makes the valley popular with families.

Gypsum, nature park, floods and airport noise

On the Montmorency and Cormeilles hills, former gypsum and stone quarries left cavities: the risk statement may flag a perimeter subject to ground-movement risk, and the dissolving of gypsum weakens foundations. A ground survey beforehand protects a buyer planning an extension or a pool. Floods on the Oise and its tributaries make it necessary to consult the corresponding prevention plan, notably at L'Isle-Adam and Auvers-sur-Oise.

In the Vexin français regional nature park, building permits and boundary walls follow a landscape charter, and the surroundings of protected buildings come under the architect of the Bâtiments de France. Near Roissy, the noise exposure plan restricts building and weighs on value. For an old residence, have the roof frame, the dampness of limestone walls and the lime renders inspected; a cement render applied by mistake traps water inside the wall. Add to this a review of the septic tank in villages without mains drainage, a frequent point in the Vexin.

Val-d'Oise listings come from private owners, specialist agencies and notaries; adjust your filters for price, living space, land and outbuildings, then switch on an e-mail alert to follow new properties. To compare with the region, consult the maisons de maître and fine residences for sale in Île-de-France. Save your searches to compare the Vexin, the Montmorency valley and the Oise banks side by side.
