Between the Champagne berrichonne, the Brenne and the Boischaut, a maison de maître for sale in Indre is recognised by its pale limestone, its flat-tile or slate roof and its large gateway opening onto a courtyard, often in the middle of a wooded park, in the image of the notables' houses of La Châtre and Nohant. This section is not confined to them: it gathers all the fine residences of the department, notables' houses of Châteauroux, Brenne gentilhommières, properties of the Creuse valley, contemporary houses on parkland, wherever the living space exceeds 300 m² or the price approaches a million euros and the property is neither a chateau, nor a manor house, nor a historic monument. Discover the maisons de maître and fine residences for sale published by private owners, agencies and notaries.

The page provides real price benchmarks, a picture of the properties for sale in Indre, the materials of the Berry, the areas from the Brenne to the Creuse valley and the precautions to take before an offer. The guide to buying prestige property in France spells out the procedure for your purchase. It also names the more affordable areas for a large living space.

Maison de maître prices in Indre in 2025

Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

The local market is too thin to publish a reliable department-level benchmark (13 sales in five years): we give the figures for the Centre-Val de Loire region. Across the Centre-Val de Loire region, the 2025 median stands at €591,500* (52 sales), against €822,000 in France in 2025 (981 sales).

What makes maisons de maître and fine residences for sale in Indre distinctive

Berry limestone, Brenne brick and Creuse granite

In the Champagne berrichonne, around Issoudun and Levroux, pale limestone shapes maisons de maître with moulded cornices, often preceded by a closed courtyard. The Brenne, around Le Blanc and Mézières-en-Brenne, mixes brick, stone and cob under flat-tile roofs. The south, towards La Châtre, Argenton-sur-Creuse and Gargilesse, uses granite and sandstone, and the Berry character property comes there with a terraced garden or an enclosed orchard. Dormers, cornices and wrought-iron balconies enliven the finest façades.

Outbuildings, a barn, stable, dovecote, bread oven, wood store and caretaker's cottage, surround the courtyard, and a pond is frequently found nearby. The houses have often kept their parquet floors, fireplaces, timber staircases and high ceilings, which make heating such a floor area costly. Recent renovations add a pool, a pool house and artists' studios, in the villages of the Creuse valley where painters and writers left their mark. A hunting lodge or an orangery is sometimes found, a sign of a former large estate.

Châteauroux, the Brenne, the Boischaut and the Creuse valley

Châteauroux and its neighbouring communes, Déols, Saint-Maur and Le Poinçonnet, hold notables' houses and recent villas. Issoudun and Levroux, in the Champagne berrichonne, offer town houses at moderate prices. The Brenne, from Le Blanc to Mézières-en-Brenne, with its many ponds, appeals to nature lovers; La Châtre, Nohant-Vic and the southern Boischaut offer charming houses in a rolling landscape, and the Creuse valley, from Argenton-sur-Creuse to Gargilesse, draws buyers in search of scenery. Valençay and Buzançais, in the west, form an intermediate area. Prices ease noticeably as you move away from Châteauroux towards the Berry countryside.

The Paris-Austerlitz–Limoges rail axis serves Châteauroux with Intercités trains, the A20 crosses the department from north to south, and Châteauroux-Centre airport is geared to business aviation. These links make the territory suited to a second home on a weekend rhythm. From Châteauroux, La Châtre and Le Blanc are each under an hour by road, two hubs set apart from the main arteries.

Points to check: ponds, radon, heating and earth walls

In the Brenne, the pond is part of the value but also of the obligations: draining rules, water rights, upkeep of the dykes and protected wetland status. The granite subsoil of the south of the department calls for a radon measurement. Cob or rubble walls need breathable renders, and the large volumes of the maisons de maître can only be heated at the cost of careful insulation; the mandatory energy audit for energy-hungry houses prices this work. Open fireplaces and old stoves should be swept and inspected before use.

Selling a house with land or woods means checking farm tenancies, the SAFER, hunting rights and access to landlocked plots. Around Valençay, La Châtre or Argenton, protected surroundings subject works to the opinion of the architect of the Bâtiments de France. For a recent property, check the permit for extensions, the pool and the construction warranties; a winter viewing better reveals the condition of the roofs. Ask the notary about easements and rights of way, frequent on rural plots.
