Between the Beauce and the Perche, a maison de maître for sale in Eure-et-Loir takes the form of a large limestone or brick house, standing at the end of an avenue or in the middle of a farmyard, with tall small-paned windows and a slate roof. This section is not confined to them: it gathers all the fine residences of the department, houses of prosperous Beauce farmers, town houses of Chartres, properties of the Thymerais, contemporary villas of the Eure valley, wherever the living space exceeds 300 m² or the price approaches a million euros and the property is neither a chateau, nor a manor house, nor a historic monument. Find here the maisons de maître and fine residences for sale posted by private owners, agencies and notaries.
You will then find real price benchmarks, a picture of the houses currently offered, the materials of the Beauce and the Perche, the areas close to Paris as well as the more remote ones, and the precautions to take. The guide to buying prestige property in France completes this reading as you prepare your viewings. It also highlights which areas suit a weekly commute and which suit a weekend retreat.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

The Beauce produced an architecture of powerful farms: the maisons de maître of the farmers, in limestone and brick, stand alongside monumental barns and closed courtyards. In the Eure-et-Loir Perche, around Nogent-le-Rotrou, russet sandstone, flint and timber framing lead to more rustic houses; in the Eure valley and the Drouais, brick and dressed stone mark the bourgeois house of the notables of Dreux and Maintenon. The slate or flat-tile hipped roof generally caps two storeys and an attic. Some parks near Dreux and Maintenon are laid out in the English manner, with cedars and copper beeches.
Outbuildings readily occupy an entire wing: barn, coach house, bread oven, caretaker's cottage and sometimes an orangery. The large houses of the Loir valley, at Illiers-Combray or Cloyes, have a garden sloping to the water, a walled kitchen garden and old trees. The period interiors keep their herringbone parquet, stone staircases and marble or stone fireplaces. Kitchen gardens, orchards and wells often survive behind the courtyard walls.
Chartres and its ring of communes, Lucé, Mainvilliers and Lèves, hold the town houses and notables' homes closest to the cathedral, a UNESCO World Heritage site. The areas of Maintenon, Anet and Dreux, at the gates of the Île-de-France, attract buyers who commute to Paris; Châteaudun and the Dunois, in the Loir valley, offer notables' houses at gentler prices, and the Perche around Nogent-le-Rotrou, Thiron-Gardais and La Loupe provides country houses on large plots. Prices ease as you leave the Paris orbit towards the Perche and the Dunois.
Chartres is linked to Paris-Montparnasse in about an hour by direct trains; the A11 and the RN12 serve the west of the department and the RN154 crosses the Beauce. The Perche, further away, is better suited to second homes, with its stone villages and forests. Many residents of Chartres and Dreux work in the Île-de-France, which supports demand for main residences in communes near a station.
The open Beauce is read on the scale of its wind farms: before buying a fine residence, measure its position relative to turbines in operation or planned, because this neighbourhood shows up in the planning documents. The Eure and Loir valleys are subject to flood prevention plans, and the cellars of village houses built along the water are checked against rising groundwater. Beauce clay can crack walls, particularly on extensions built without deep foundations. Farm buildings sold with the house may be converted only after a change-of-use application.
Around Chartres cathedral, Maintenon or Nogent-le-Rotrou, exterior works depend on the opinion of the architect of the Bâtiments de France. If the plot includes farmland, the SAFER's pre-emption right and farm tenancies apply. For a contemporary villa, ask for the permit, the pool's compliance and the construction warranties, and have the energy audit of the large floor area priced. A structural survey before the offer is a sensible precaution on large barns and roofs.
