In the Berry, a maison de maître for sale in Cher reads first in its silhouette: a regular façade in limestone or pale render, aligned bays, a short flight of front steps and a roof of flat tiles or slate, just as the ironmasters, the merchants of Bourges and Vierzon and the notables of the sub-prefectures had them built. This section goes further than a single building type: it welcomes all the fine residences of the department, Sologne gentilhommières, bourgeois houses on the banks of the Cher, architect-designed properties, whenever the living space exceeds 300 m² or the price approaches a million euros, excluding chateaux, manor houses and historic monuments. Here you will find the maisons de maître and fine residences for sale published by private owners, agencies and notaries of the department.
This page sets out what is currently on offer among the large residences of Cher: real price benchmarks, the profile of properties for sale, building styles from the Sologne to the Sancerrois, the most sought-after areas and the checks to make before an offer, especially around the Sologne ponds and the wine-growing slopes. To prepare each step, from financing to the deed, rely on our guide to buying prestige property in France.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.
The local market is too thin to publish a reliable department-level benchmark (20 sales in five years): we give the figures for the Centre-Val de Loire region. Across the Centre-Val de Loire region, the 2025 median stands at €591,500* (52 sales), against €822,000 in France in 2025 (981 sales).
| Scope | Sales | Median price | Floor – ceiling (P10–P90) | €/m² living space (median) |
|---|---|---|---|---|
| Centre-Val de Loire (2025) | 52 | €591,500* | €400,000 – €1,098,900 | 1,570 |
| France (2025) | 981 | €822,000 | €428,000 – €3,100,000 | 2,308 |

The Berry builds in soft limestone, blond or greyish, often limewashed, with quoins, string courses and dormers in dressed stone on the houses of notables. The maisons de maître of Bourges, Saint-Amand-Montrond and Dun-sur-Auron line up symmetrical façades under roofs of flat brown tiles, while the north-eastern Sologne contributes red brick, timber framing and long low roofs that shelter gentilhommières and hunting lodges. In Vierzon and Mehun-sur-Yèvre, the fine residences of the porcelain and iron manufacturers display polychrome brickwork, verandas and winter gardens; on the outskirts of Bourges, recent architect-designed houses open their glazing onto large grounds.
Outbuildings are part of the value: stone service buildings, a coach house, an orangery, a dovecote, a caretaker's cottage, a walled park, a shooting pond in the Sologne and a pool in recent renovations. Inside, you often find herringbone parquet floors, marble fireplaces, panelling and high ceilings, frequently intact in houses that stayed in the same family for a long time.
The Sancerrois, around Sancerre, Bué and Menetou-Salon, brings together winegrowers' residences and merchants' houses perched above the Loire, with much-prized views over the vineyards. Bourges, whose cathedral is a UNESCO World Heritage site, offers town houses and bourgeois houses to restore in its old centre, while the leafy suburbs towards Saint-Doulchard and Marmagne draw families to villas on generous plots. In the north-east, Aubigny-sur-Nère, Henrichemont and the surroundings of Vierzon open the market for the Sologne and its shooting estates; the Boischaut and the Pays Fort remain the most affordable areas.
Cher has no TGV station: Bourges is linked to Paris by Intercités services via Vierzon, and Vierzon has TER trains to Orléans, Bourges and Tours. The A71 motorway connects Vierzon and Bourges with Orléans and Clermont-Ferrand, which puts Sancerre and the Sologne within reach of the Paris region for a long weekend.
The clay soils of the Sologne and the Boischaut expose houses to shrink-swell movement: inspect cracks, foundations and the soil survey before buying, above all if an extension or a pool has been added. Berry limestone, being porous, suffers from rising damp where cement renders have replaced lime; oak roof frames and flat-tile roofs call for a full inspection. Around Bourges and inside the perimeter of protected buildings, the opinion of the Architecte des Bâtiments de France governs work on façades, roofs and boundary walls, and the valleys of the Cher, the Yèvre and the Loire are covered by flood-risk prevention plans.
For a Sologne property, check the status of the ponds and adjoining woods, the hunting and planting rules, and the zoning in the local urban plan. On a contemporary house, ask for the planning consents of the extensions, the compliance certificate of the pool and any warranties still running; on an old residence, the audit of the wiring and the heating often weighs more heavily than the decoration.
