Why buy a prestigious agricultural estate

A prestigious agricultural estate consists of a prestigious home (château, manor house, mansion, etc.) and a farm (farmland, buildings, equipment, livestock, etc.) dedicated to livestock or crops. 

Often located in an exceptional geographical setting, the land will usually be close to the main residence, although the farm buildings may be a few hundred metres away.

IFI exemption for business assets

If farming is your main professional activity and constitutes the bulk of your economic activity, your agricultural assets will be exempt from property wealth tax as professional assets.

The advantages of a long-term lease

If you rent out your farmland to a farmer, you may benefit from the tax advantages of a long-term lease. 

If you run your own farm, it may be worth setting up a Groupement Foncier Agricole and/or a farming company. In this case, you can set up a long-term lease and enjoy the same benefits.

You will also benefit from a tax allowance on the value of the property for the purposes of free transfer duties (gifts, inheritances) or for the purposes of the Impôt sur la Fortune Immobilière (property wealth tax).
