A luxury property for sale in Gers emerges along the Gascon hillsides, among bastide towns founded in the Middle Ages, gentlemen's residences surrounded by armagnac vines and Gascon farmhouses in local pink brick typical of the Auch area and the Ténarèze. The rolling terrain, dotted with oak groves and sunflower fields, shapes a well-preserved rural landscape at the heart of Gascony. Bastide bell towers, visible from the surrounding hillsides, signal the location of these old market towns from a distance. Browse every luxury property for sale listed by private owners, agencies and notaries in Gers.

This page sets out real price benchmarks for the department's large residences, a tour of the areas where they are spread, the features of Gascon buildings and the checks to carry out before buying a bastide house, a gentleman's residence or an armagnac wine estate. To plan your project, read our guide to buying prestige property in France. The wine-growing uses tied to armagnac and the local brick buildings call for careful reading before buying.

Luxury property prices in Gers in 2025

Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.

In Gers, 101 sales of luxury properties were recorded between 2021 and 2025. The median price stands at €580,000, with an average of €612,100; the floor/ceiling range (P10–P90) runs from €375,500 to €902,500. The median price per square metre of living space reaches €1,485/m², for properties averaging 371 m² of living space on 23,359 m² of land. The department therefore sits 12% below the regional median (€662,500 in 2025) and below the 2025 national median (€822,000).

These benchmarks place an asking price within its market; they do not replace a valuation of the property itself, whose worth depends on condition, architecture, outbuildings and setting. The breakdown by stratum (coastal, rural tourist, ordinary rural) and the full methodology are in our observatory of luxury property prices in France (in French). Then work out purchase costs and borrowing capacity with our financial tools and calculators, and prepare your project with our guide to buying luxury property in France.

What makes luxury properties for sale in Gers distinctive

Local brick, bastide towns and Gascon gentlemen's residences

Gers buildings stand out for their use of local fired brick, thin and pink or orange in tone, shaped nearby and combined with limestone around window openings and corner quoins. The Gascon gentleman's residence, often flanked by a square or round corner tower, dominates the wine-growing hillsides around Condom and Eauze; bastide towns such as Fourcès or Montréal-du-Gers keep their half-timbered arcaded houses inherited from the Middle Ages. Near Auch and the Ténarèze, brick master houses remain plainer, marked by a long symmetrical façade. Limestone window surrounds often contrast with the warm tone of the surrounding brick.

Outbuildings reflect the department's wine and farming history: cellars and stills for properties within the armagnac appellation, Gascon dovecotes raised on posts, often the distinctive mark of a former manorial estate, half-timbered barns converted into reception rooms. Oak parkland and plum orchards frequently complete the setting. The local brick, porous by nature, needs regular upkeep of renders and joints to prevent water ingress. Their thick brick walls provide natural insulation that many buyers find well suited to the local climate. Some standalone dovecotes have been restored into small independent dwellings without losing their original silhouette.

From the Ténarèze to the Auch area, a patchwork of hillsides

The Ténarèze, around Condom and Eauze, the historic heart of armagnac country, holds the most sought-after wine-growing residences. Around Auch, the prefecture and services hub, master houses benefit from a more active market. To the north, the Lomagne, towards Lectoure and Fleurance, extends the Bas-Armagnac landscape with bastide towns and brick farmhouses; to the south, the Astarac and the area around Mirande, hillier and closer to the Pyrenees, remain more discreet. Weekly markets in the bastide towns still shape local life, particularly around Condom and Eauze.

The department has no TGV station; rail access runs on TER services towards Toulouse and Agen, notably from Auch station, supplemented by road via the RN124 and the A62. The most sought-after areas remain the Ténarèze around Condom and Eauze as well as the area near Auch; the Astarac and the southern part of the department, more rural, offer comparable properties at markedly more accessible levels. Minor roads crossing the hillsides link these towns to the more remote estates.

Points to check: armagnac vines, brick and rural neighbours

On a wine estate within the armagnac appellation, check the SAFER's pre-emption right, current leases, the classification of the parcels and the condition of the cellars and stills, since vineyard land value can account for a significant share of the total price. In listed bastide towns such as Fourcès, façade work requires the approval of the Architecte des Bâtiments de France, which can lengthen permit approval times. Setback distances from neighbouring farmland vary according to the crops grown there.

On brick buildings, have the renders and joints checked, since they are sensitive to rising damp, along with the timber frame beneath curved-tile roofs. Neighbouring farming operations, common across rural Gers, bring usage easements and distance constraints worth anticipating before any extension project. Have a full survey carried out by a professional before buying. Old timber frames beneath curved-tile roofs deserve close attention, particularly after decades without repair.

Luxury property listings in Gers come from private owners, specialist agencies and notaries; filter them by area, property type, living space and outbuildings, then set an e-mail alert to follow new listings. Properties close to the armagnac appellation area draw particular interest from buyers keen on vineyards. Comparing armagnac estates against plainer farmhouses elsewhere in the department can help clarify a realistic budget.
