Looking for a chateau for sale in Lot-et-Garonne means searching at the meeting point of two rivers that shaped the department, the Garonne and the Lot, across a landscape of bastide towns and farming hillsides still overlooked by buyers from the Paris region. The building stock combines limestone or pinkish local brick houses, freestanding Gascon dovecotes set in the middle of fields, and a handful of larger chateaux built by families of the Bordeaux legal and merchant classes. Explore every chateau for sale listed by the private owners, agencies and notaries of the department.

This page sets out real price benchmarks for Lot-et-Garonne, the areas from the Agen district to the Villeneuve-sur-Lot district, the materials and building types specific to the department, and the points to check before buying a property often tied to a farming operation. To plan a full heritage purchase, read our guide to buying prestige property in France.

Price benchmarks for prestige homes in Lot-et-Garonne

DVF land registry data does not identify chateaux as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Lot-et-Garonne, 101 sales were recorded from 2021 to 2025, with a median price of €537,200, a floor/ceiling range (P10–P90) of €376,800 to €795,000 and a median of €1,483/m² of living space, for an average of 364 m² of living space and 21,099 m² of land. Across the Nouvelle-Aquitaine region, the 2025 median stands at €615,000 (171 sales), against €822,000 in France in 2025 (981 sales).

What makes chateaux for sale in Lot-et-Garonne distinctive

Bastide towns, local brick and Gascon dovecotes

Lot-et-Garonne architecture varies by valley: pale limestone in the Agen district, pinkish local brick inherited from the Toulouse building tradition towards the east of the department, and timber framing on the oldest houses around Villeneuve-sur-Lot. Medieval bastide towns, new towns founded in the thirteenth century, shaped the siting of many residences that still line their former fortifications. Grand pleasure chateaux are rarer here than in the neighbouring Périgord, more often replaced by medium-sized manor houses and gentlemen's residences.

The Gascon dovecote, often standing alone in the middle of a field, remains one of the most distinctive features of properties in the department and counts for a great deal in their heritage identity. Farm outbuildings — barns, sheds, tobacco-drying barns in the Marmande district — often accompany these houses, evidence of still-active farming. The condition of the roof, usually canal tile, and of the lime render, drives the restoration budget. Several properties also retain an original dovecote roof structure that calls for specialist carpentry rather than standard roofing repair.

From the Agen district to the Villeneuve-sur-Lot area

The Agen district, around Agen and the Garonne valley, holds most of the sought-after properties, amid plum orchards and the vineyard hillsides of Buzet. The Villeneuve-sur-Lot area, around the Lot valley, offers more varied buildings, from bastides to fortified mills. To the south, the Nérac area and the Albret district, land of Henri IV, stay hillier and more discreet. To the north-west, the Marmande area, close to the Dordogne, keeps an accessible rural heritage. The Lot valley itself, with its wooded slopes and fortified mills, draws a smaller but steady group of buyers each year.

The TGV station at Agen puts Paris a little over three hours away, with regular connections to Bordeaux and Toulouse; the A62 motorway crosses the department from west to east. The most sought-after, and therefore most expensive, areas remain the Garonne valley near Agen and the Buzet vineyard; the Nérac and Albret districts stay more affordable for comparable buildings.

Points to check in Lot-et-Garonne

Many properties in the department come with attached farmland, under tenancy or worked directly: check the status of this land, any existing farm lease and its expiry date before any purchase. A few residences, particularly in the bastide towns and along the Lot valley, are registered historic monuments, which subjects certain works to the opinion of the Architecte des Bâtiments de France. Protected surroundings around bastide sites can also constrain façade changes.

On the technical side, check flood zoning along the Garonne and the Lot, a particularly sensitive issue in this department, and the condition of tobacco-drying barns when included in the sale, often disused and needing repurposing. Individual drainage remains the norm outside the towns and is worth checking beforehand. Finally, for Buzet wine properties, have the appellation and any attached planting rights clarified. The SAFER land agency may also hold a pre-emption right over adjoining farmland, worth confirming with the seller's notary before making an offer.
