DVF land registry data does not identify chateaux as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

Caen stone, timber framing and Auge manor houses

Calvados combines two distinct building traditions: Caen stone, a pale limestone used for the noble façades of chateaux in the Bessin and the Caen plain, and the timber-and-cob or brick framing found on manor houses and gentlemen's residences across the Pays d'Auge. Roofs are mostly slate in the Bessin and tile or thatch in the Auge, with dovecotes, cider presses and sometimes an attached stud farm. The coastline, from the Côte de Nacre near Arromanches to the Côte Fleurie around Deauville, Trouville and Honfleur, holds residences prized for their closeness to the sea, while the more inland Bocage virois stays oriented towards livestock farming. Calvados has no TGV station; connections to Paris run on Intercités and TER trains from Caen, supplemented by the A13 motorway. Some chateaux in the department are listed or registered historic monuments, particularly in the Pays d'Auge and the Bessin; façade or roof works then require the opinion of the Architecte des Bâtiments de France. Along the coast, check the coastal risk prevention plan and shoreline erosion before buying near the water, as well as easements linked to protected sites around Arromanches and Honfleur. Renovation plans within a protected area are best discussed early with the regional heritage architecture office, whose opinion often sets the pace of the works.

On the technical side, have the timber framing and cob infill checked, both sensitive to damp, along with the drainage system on isolated properties, often on a private system.
