A chateau for sale in Seine-Maritime can indeed be found today between the meanders of the Seine, the farmed plateau of the Pays de Caux and the cliffs of the Alabaster Coast, in a Normandy department rich in varied rural building stock and local traditions. Properties range from the Caux manor house, in timber framing and brick, surrounded by its beech-planted enclosure known as a clos-masure, to pleasure chateaux in cut limestone built for Rouen's aristocracy along the Seine valley. Each chateau for sale shown here comes from a private seller, a specialist agency or a notary working across the department.

Here you will find real price benchmarks specific to this Normandy heritage, the communes where it is most densely found, the particular features of local Caux building stock and Seine valley chateaux, and the checks worth making before any serious visit. It speaks to buyers seeking a preserved rural setting within easy reach of the coast and its towns. Price benchmarks for prestige homes in Seine-Maritime

DVF land registry data does not identify chateaux as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Seine-Maritime, 89 sales were recorded from 2021 to 2025, with a median price of €670,000*, a floor/ceiling range (P10–P90) of €448,100 to €1,053,000 and a median of €1,849/m² of living space, for an average of 370 m² of living space and 13,289 m² of land. Across the Normandy region, the 2025 median stands at €760,000* (57 sales), against €822,000 in France in 2025 (981 sales).

What makes chateaux for sale in Seine-Maritime distinctive

Caux manor houses and Seine valley chateaux

The Caux manor house, in timber framing and brick, surrounded by its beech-planted enclosure known locally as a clos-masure, is the most characteristic rural building of the Pays de Caux, found in both modest farmhouse and grander manorial forms across the whole plateau and its many small scattered farming villages. Along the Seine valley, from Rouen to Le Havre, seventeenth and eighteenth-century pleasure chateaux in cut limestone reflect the prosperity of Rouen's merchant and parliamentary bourgeoisie of the period.

Outbuildings are numerous: service wings, a dovecote, a chapel, and often an attached farm still worked today in the Pays de Caux, where agriculture remains highly present and structuring across the plateau. Parkland, planted with century-old beech trees forming the traditional clos-masure, shelters the property from coastal winds and the region's harsh climate. The condition of the timber frame, roof and timber structure, exposed to damp and sea spray on the coastal fringe, should be examined carefully before any offer.

Areas and towns of Seine-Maritime

The Pays de Caux, a farmed plateau between Dieppe, Fécamp and Yvetot, holds most of the region's traditional manor houses and farm-manors, scattered across its wide open fields and hedgerows. The Seine valley, from Rouen to Caudebec-en-Caux, offers a second area of large residences with river views, while the Pays de Bray to the east, around Neufchâtel-en-Bray, keeps a more hedgerowed, greener and considerably more discreet character. Along the Alabaster Coast, from Dieppe to Fécamp, a few properties sit atop the cliffs, though most older buildings still face resolutely inland.

No station in the department is served by TGV: journeys to Paris-Saint-Lazare run through Rouen on Intercités or TER trains, while road access depends on the A13, A28 and A29 motorways. Areas close to the Seine valley and the Alabaster Coast rank among the most sought-after and most expensive, while the interior of the Pays de Caux and the Pays de Bray remain more affordable for comparable buildings.

Points to check before buying in Seine-Maritime

Some manor houses and chateaux in Seine-Maritime are listed or registered historic monuments, particularly along the Seine valley and in the older parts of the Pays de Caux; any change to a façade, roof or window then needs prior clearance from the Architecte des Bâtiments de France before work can begin. On the coastal fringe, planning documents incorporate the rules of the Loi Littoral, which can significantly limit construction or extension close to the shoreline itself, so it is worth checking this point early with the town hall.

On the technical side, always have the timber frame and roof structure checked carefully, exposed to Normandy's damp climate and to sea spray on properties near the coast, along with the flood zoning along the Seine river. Isolated Pays de Caux properties also call for a close look at the drainage system and at what it will cost to heat such large, older volumes.

In Seine-Maritime, chateau and manor listings alike from private owners, specialist agencies or notaries, several tied to a farming family succession, can be filtered by price, living space, land area and outbuildings; an e-mail alert flags any new property matching these particular criteria as soon as it appears on the site itself. Given the limited choice here, other Normandy departments offer more: see the chateaux for sale in Normandy.
