Looking for a forest for sale in Pays de la Loire? The region is one of the least wooded in France, and its forest, overwhelmingly in private hands, is very unevenly spread. The large forests are concentrated in the east, in Sarthe and the Baugeois area of Anjou, where the Bercé oak forest is a benchmark well beyond the region. To the west, Mayenne, the Mauges, Loire-Atlantique and Vendée are bocage country, a patchwork of small fields and hedgerows: what you buy there is mostly small woods and woodland plots, while the pine forests planted on the coastal dunes belong largely to the State. According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Pays de la Loire was €5,000/ha in 2025, across 254 sales, with an average of €5,683/ha. The regional median sits above the national median (€4,936/ha) and changed by −5.3% over the year. Over 2020-2025, 1,435 sales give a median of €4,896/ha, with an average of €5,784/ha and a median plot size of 2.7 ha. Nationally, the median was €4,936/ha in 2025.

Sarthe (72) holds a large share of the region’s forests. On the plateau overlooking the Loir valley, the Bercé state forest is a high forest of sessile oak whose timber, sought after by coopers, built its reputation; its oldest trees stand in the Futaie des Clos, and the national forest office (ONF) has awarded it the “Forêt d’Exception” label. To the north, the Perseigne state forest, east of Alençon, lies within the Normandie-Maine regional nature park. On the Cenomanian sands of the south of the department, maritime and Scots pine form private pine woods, where Corsican pine is gaining ground in new plantings. In Mayenne (53), forests are grouped mainly in the north and east. The Multonne forest surrounds the Mont des Avaloirs, the highest point of the Armorican Massif, within the Normandie-Maine regional nature park, and the Sillé state forest straddles the border with Sarthe; worked from the late sixteenth century to supply charcoal to the ironworks, it recalls the industrial past of the Maine. In Maine-et-Loire (49), the Baugeois, around the Chandelais and Monnaie forests, holds the largest single-block woods in Anjou, with oak, chestnut and pine, while the Segréen and the Mauges remain countries of copses and hedgerows. Along the Loire and its tributaries, Anjou’s poplar plantations form a market of their own: poplar growing plays an important part there, and the age of the trees and the cultivar planted determine the price.
Loire-Atlantique (44) is one of the least wooded departments in western France: the Gâvre state forest, near Blain, remains its reference forest, and private woods are concentrated north of the Loire, from the Châteaubriant area to the Ancenis area. In Vendée (85), the Mervent-Vouvant forest, the largest forest block in the department, combines a state forest and private woods of sessile oak, beech, hornbeam and chestnut on the steep slopes of the Mère and Vendée valleys, which reservoir dams have partly flooded.
The Vendée coast, for its part, is lined with state-owned dune forests, from the Pays de Monts to Longeville-sur-Mer by way of Olonne, planted mostly from the nineteenth century onwards to hold the sand: mostly maritime pine, joined over time by holm oak, especially at Olonne. In bocage country, the first pitfall is legal. Woods are small and interlocked with farmland, and many sales involve less than 4 ha: owners of neighbouring wooded plots must then be notified and may buy on the same terms. Access often runs over a right of way across meadows, which must be written into the deed. Poplar plantations in the Loire, Loir, Sarthe and Mayenne valleys are frequently in flood zones: the flood risk prevention plan and soil bearing capacity, often poor in winter, govern felling and timber extraction.
On the coast, communes covered by the Loi Littoral (coastal protection law) protect their most significant woodland as classified woods, and the dune pine forests remain vulnerable to fire. Around the Brière, Lake Grand-Lieu and the Marais poitevin, wetland protection restricts drainage, backfilling and planting. Have the stands examined too: pedunculate oaks weakened by drought, ash affected by ash dieback, chestnut prone to ink disease, pines exposed to processionary caterpillars. Finally, from 20 ha upwards, an approved management plan (plan simple de gestion) is compulsory; ask for it together with the felling history.
