A forest for sale in Bourgogne-Franche-Comté may be a lowland oak wood, a Douglas fir plantation or a mountain fir forest: the region is one of the most heavily wooded in France, and its forests change character from one end to the other. In the west, the limestone plateaus of Burgundy and the Nivernais belong to oak, grown as high forest or as coppice-with-standards. In the centre, the granite uplands of the Morvan have been widely planted with Douglas fir. In the east, the Jura mountains and the Vosges saônoises are the realm of silver fir, spruce and beech. Buyers here range from someone after a woodland plot of a few hectares for firewood to investors acquiring several hundred hectares of oak to manage and later hand down.
The listings gathered here cover all eight departments of the region and come from private sellers, estate agents and notaires. The price block below this introduction compares the values recorded from one department to the next. Further down, we describe each of the main forest areas and what to check before making an offer, from the weight of municipal forests in Franche-Comté to the health of conifer stands.

A granite massif spread over four departments, the Morvan has Château-Chinon in Nièvre (58) as its historic capital; its woods, mostly private, were deeply reshaped in the 20th century by conifer planting. The bark beetle crisis has hit the massif’s spruce stands hard, and owners have mainly restocked with Douglas fir. These plantations make up a productive forest on a relatively short rotation, whose value depends above all on the age and condition of the trees at the time of purchase. West of the massif, on the Nivernais plateau and down to the Loire, oak takes over again, with the Bertranges state forest near La Charité-sur-Loire as the benchmark. Our page of woods and forests for sale in Nièvre covers both markets.
In the north of Côte-d’Or (21), the Châtillonnais and neighbouring Haute-Marne make up the Parc national de forêts (Forests National Park), created in 2019 to protect large broadleaved plateau forests of oak, beech, maple and lime. Further south, the hills and limestone plateaus west of Dijon alternate between hillside woods and dry grassland, while the Saône plain carries pedunculate oak woods such as the Cîteaux state forest. In Yonne (89), woodland is spread between the Pays d’Othe in the north, shared with Aube, the Tonnerrois plateaus, the hedgerow country of the Puisaye and the Avallonnais on the edge of the Morvan. Saône-et-Loire (71) combines the small woods of the Bresse around Louhans, Charolais farmland where forest is scarce, the wooded heights of the Mâconnais and Clunisois and, near Autun, the Planoise state forest at the gateway to the Morvan. Across this large area, a forest estate rich in quality oak draws investors, while small lots tend to sell to neighbours.
In the Jura range, the forest changes with altitude. On the plateaus and high ridges of Doubs (25) and Jura (39), silver fir and spruce are frequently grown as uneven-aged selection forest (futaie jardinée), with trees of every age growing side by side on the same plot; the Joux state forest near Champagnole and its Doubs neighbour, the Levier forest, are the yardsticks for judging private fir woods. Lower down, between Dole and the Loue valley, private oak woods are measured against the forêt de Chaux, one of the great public broadleaved forests of eastern France; the Jura Bresse, for its part, continues the small oak woods of Saône-et-Loire. Municipalities own a large share of the forest here, so the private market mostly offers lots of a few hectares; a block of several dozen hectares is a rare find, worth watching for on our page of forests for sale in Jura.
Haute-Saône (70) is first and foremost oak country: between the Saône and the Ognon, around Gray and Vesoul, oak and oak-hornbeam woods cover the limestone plateaus and alluvial plains. To the north-east, the Vosges saônoises, around the Mille Étangs plateau, combine fir, beech and spruce on more acidic, wetter soils. Territoire de Belfort (90) carries these slopes up to the Ballon d’Alsace, with fir and beech in the mountains and lowland woods further south, among meadows and ponds. In this area, wooded land may come with grazing or a small pond: compare the listings of woodland for sale in Haute-Saône.
Start with the neighbours. When a wood of less than 4 ha adjoins a municipal forest under the public forest regime (régime forestier), the municipality holds a pre-emption right that overrides the right of first refusal of neighbouring woodland owners; next to a state forest, the State comes first. In Franche-Comté, where municipal forests are everywhere, this situation arises often. Next, have the health of the stands assessed: spruce hit by bark beetle, fir and beech weakened by dry summers on shallow limestone soils, ash with ash dieback, pedunculate oak struggling where soils are drying out. Large game also affects value: where red deer are plentiful, as in Côte-d’Or, natural regeneration and new plantings often need protecting, which adds to the cost of every restocking. In the core of the national park, some fellings and works require authorisation or follow specific rules, which you should read before signing. Finally, from 20 ha upwards, ask for the management plan (plan simple de gestion) approved by the CRPF of Bourgogne-Franche-Comté and check when it expires.
