Searching for hunting property for sale in Territoire de Belfort means exploring a small, heavily wooded department where three landscapes follow one another from north to south. In the north, the foothills of the southern Vosges rise from Giromagny to the Ballon d’Alsace, within the Ballons des Vosges regional nature park; beech, fir and spruce there hold roe deer and wild boar. In the centre, the Belfort Gap, built up and crossed by the A36 motorway, leaves room only for modest woods. In the south-east, the Belfort Sundgau strings together ponds, wet meadows and oak woods up to the borders of Haut-Rhin and Switzerland, and the first Jura uplands close the department around Delle and Beaucourt. Most properties are woods of a few hectares, houses with a pond and farms with their land; you will find them alongside our hunting grounds for sale across France.

The figures that follow bring together forest and pond prices recorded in the department and the OFB game bag records, in which roe deer and wild boar far outweigh everything else. Then come two portraits of the local ground and the rules that matter here: ACCA hunting associations, a dense urban area next door, game damage and fencing.

The price of a hunting estate in Territoire de Belfort

A hunting estate is rarely valued with a single figure: its price adds up the value of the woodland, the ponds, the buildings and the shooting facilities. The statistics below give benchmarks for wooded land and ponds, based on sales actually recorded.

According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, forest sales in Territoire de Belfort were too few in 2025 (8) to publish an annual departmental price. Over 2020-2025, 21 sales give a median of €3,608/ha† and an average of €5,028/ha. This figure rests on 21 sales — too few for the average and median to reflect the department’s market faithfully, which is why they should be read alongside regional prices. In Bourgogne-Franche-Comté, the median price of a hectare of forest reached €4,715/ha in 2025 across 650 sales; the national median was €4,936/ha.

Nationally, the price per hectare rises with size: the large properties that appeal to hunters sell for more per hectare than medium-sized woods.

Ponds trade at a very different level: a median of €27,011/ha for the 24 ponds sold without buildings in Territoire de Belfort between 2020 and 2025†, a sample too small to be representative; regionally, the median reaches €26,357/ha.

On the listings side, 18 hunting properties are offered on ma-propriete.fr across France as of 2 October 2026, 1 of them in Bourgogne-Franche-Comté. Their median asking price is €888,000 for a median size of about 68 ha. These asking prices apply to complete properties, often with buildings, a pond or hunting rights: they cannot be compared directly with DVF medians per hectare.

Hunting property for sale in Territoire de Belfort: Vosges foothills and the Sundgau

The Vosges foothills and the Ballon d’Alsace

North of Belfort, villages such as Giromagny, Lepuix, Auxelles-Haut and Rougemont-le-Château back onto the forest. On the slopes, beech and fir give way to planted spruce and then to the open summit pastures of the Ballon d’Alsace, where the department meets Haut-Rhin and Vosges. Roe deer and wild boar are the mainstay of driven days, while red deer occupy only a limited part of the department and barely register in the game bags. Lynx, a protected species found in both the Vosges and the neighbouring Jura, may also pass through. In the north, part of Lepuix and Auxelles-Haut lies within the Ballons Comtois national nature reserve, where hunting follows specific rules. A hillside wood is judged on its access, often steep, and on its place in the local ACCA’s drives. For more established red deer hunting, look across the departmental boundary at the hunting estates of Haute-Saône.

The Belfort Sundgau and the Jura foothills

The south-east of the department continues the Alsatian Sundgau: clay soils, chains of ponds, wet meadows and oak and hornbeam woods form a fragmented landscape where wild boar move between maize fields and cover. Several ponds are shot for duck at evening flight, and the Natura 2000 site covering the ponds and valleys of Territoire de Belfort includes part of the area; hunting there is not called into question, but works are regulated. Further south, around Delle and Beaucourt, the first Jura plateaus carry broadleaved woods on limestone along the Swiss border. Buyers here usually find a hunting ground of a few hectares, a farm with its woods or a property with a pond; for the latter, see also our lakes and ponds for sale in Territoire de Belfort.

ACCA, urban neighbours and fencing: points to check

In Territoire de Belfort, almost every commune has its ACCA (approved municipal hunting association), sometimes merged with its neighbours into an inter-communal association, and private shoots lie mainly on land, ponds included, that has been withdrawn from them. Woodland that falls short of the opt-out threshold, which the law sets at no less than 20 ha in one block, stays hunted by the association; if you do not hunt yourself, you can still be a member without paying a subscription. Above it, withdrawal is possible but follows a set procedure: talk to the departmental hunters’ federation and the ACCA chairman before you buy. In such a densely populated department, also weigh up how close houses, roads and footpaths are, since they restrict where pegs can be placed and how drives are run.

Wild boar damage is the issue that takes up most of the departmental federation’s efforts: ask for the record of compensated damage around the property and the culls required for the season; also ask the federation what the departmental game management plan allows in terms of supplementary feeding where the property lies. Lastly, a fenced park or wood must meet the act of 2 February 2023, which calls for a 30 cm gap at the bottom, a maximum height of 1.20 m and free passage for game; enclosures built since 1993 must be adapted by 1 January 2027. Our article on what the fencing act means for owners sets out the exemptions.
