When looking for hunting property for sale in Côte-d’Or, attention turns first to the north-west. On the limestone plateaus of the Châtillonnais, around Châtillon-sur-Seine, large oak and beech forests hold plentiful big game: red deer, wild boar and roe deer are hunted in driven days and, on some forests, with hounds. Elsewhere the department divides into the granite Morvan in the south-west, the hedged Auxois in the centre, the Arrière-Côte and Hautes-Côtes behind the vineyards, and the Saône plain to the east, where large forests alternate with arable land and a few ponds. You will find a wooded estate with a keeper’s house as readily as a hunting wood of a few dozen hectares or an Auxois farm surrounded by hedgerows. Private sellers, estate agents and notaires offer them on ma-propriete.fr, alongside our hunting grounds and sporting properties offered in France.

The data block that follows brings together the forest prices observed in Côte-d’Or and the official game bag figures, in which wild boar reach a very high level. You will then find an overview of the department’s two main types of ground and the checks to carry out before buying: how hunting is organised in the commune, driven-hunt days, damage and fencing.

The price of a hunting estate in Côte-d’Or

A hunting estate is rarely valued with a single figure: its price adds up the value of the woodland, the ponds, the buildings and the shooting facilities. The statistics below give benchmarks for wooded land and ponds, based on sales actually recorded.

According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Côte-d’Or was €3,786/ha in 2025*, across 73 sales, with an average of €5,453/ha. That puts the department below the Bourgogne-Franche-Comté median (€4,715/ha) and below the national median (€4,936/ha). Compared with 2024, the median changed by −23.6%, a movement to interpret with care given the number of sales. Over the more robust 2020-2025 period, 334 sales give a median of €3,710/ha for a median plot size of 5.1 ha.

Nationally, the price per hectare rises with size: the large properties that appeal to hunters sell for more per hectare than medium-sized woods.

Ponds trade at a very different level: a median of €29,727/ha for the 19 ponds sold without buildings in Côte-d’Or between 2020 and 2025†, a sample too small to be representative; regionally, the median reaches €26,357/ha.

On the listings side, 18 hunting properties are offered on ma-propriete.fr across France as of 2 October 2026, 1 of them in Bourgogne-Franche-Comté. Their median asking price is €888,000 for a median size of about 68 ha. These asking prices apply to complete properties, often with buildings, a pond or hunting rights: they cannot be compared directly with DVF medians per hectare.

Game in Côte-d’Or: official game bag figures

The game bag records published by the French Biodiversity Agency (OFB) measure hunting pressure and, indirectly, the presence of big game. In Côte-d’Or, 1,720 red deer were taken in the 2024-2025 season, about 1.9% of the national total, alongside 11,228 roe deer and 20,310 wild boar.

Hunting property for sale in Côte-d’Or: Châtillonnais forests and hedged farmland

The Châtillonnais: red deer and large forests

The north-west is the forest heartland of Côte-d’Or. Since 2019, part of the Châtillonnais, including the Châtillon forest, has belonged to the Parc national de forêts, shared with Haute-Marne: its charter keeps hunting across the whole park for population control, driven hunts and hunting with hounds included, though quiet zones and specific rules apply in the park’s core. State forests are numerous, and their hunting is leased out by the National Forests Office (ONF), so good relations with these neighbours add value to a private shoot. A hunting property here is judged by its area in one block, the quality of its rides and forest roads, the presence of meadows and water points, and deer damage to young stands, which foresters watch closely. Towards the south and east, the plateaus stretching to the outskirts of Dijon continue these large broadleaved woods.

Morvan, Auxois and the Saône plain: more varied ground

In the south-west, the Côte-d’Or part of the Morvan, around Saulieu, lies within the Morvan regional nature park: beech and oak woods, Douglas fir plantations, meadows and ponds make up rolling ground where wild boar and roe deer dominate; the massif continues into the Nièvre, whose sporting estates in the Nièvre provide a good comparison. The Auxois, between Semur-en-Auxois and Vitteaux, is cattle country whose hedges and copses suit roe deer, while small game needs habitat work. To the east, the Saône and Vingeanne plain alternates arable farming, flood meadows and oak forests, including the Cîteaux state forest, a Natura 2000 special protection area; wild boar damage to cereals and maize is a sensitive issue there.

What to check in Côte-d’Or

Hunting here is mostly organised through municipal hunting societies and private shoots: the owner keeps the hunting rights and can exercise them, lease them or place them with the local society. Still, ask at the town hall whether the commune has an ACCA (approved municipal hunting association), which would change things for a small holding, then check current leases, their length and what would happen to the hunting after the sale. The calendar matters too: by default, driven hunting is only allowed on Saturdays, Sundays and public holidays, unless an exemption is granted; plans for weekday drives must take this into account. Wild boar damage is the other major issue: each season, a prefectoral order lists the communes classed as damage “black spots”, where specific wild boar control measures apply. Ask whether the property is in one, and what compensation neighbouring farmers have received in recent years.

If the estate is fenced, the act of 2 February 2023 applies: in natural areas, fences must leave 30 cm clear at ground level, stay under 1.20 m and let wildlife move freely, and those built since 1993 have until 1 January 2027 to comply. Our feature on fencing obligations and exemptions will help you cost the work. For the largest wooded estates, see also our prestige forest estates.

Hunting properties in Côte-d’Or on ma-propriete.fr are put up for sale by private sellers, estate agents and notaires; sorting by size and price, together with an email alert, keeps you informed of new arrivals. Sellers can publish their property there too.
