Looking for hunting property for sale in Maine-et-Loire? Start east of Angers, in the woods of the Baugeois and the Saumurois, home to red deer, roe deer and wild boar. West of the city and south of the Loire, the bocage of the Segréen, the Mauges and the Choletais offers smaller woods set among hedgerows and pasture, hunted for roe deer, boar, hare and wintering woodcock. Properties range from a hunting wood of a few dozen hectares to a wooded estate with a house or lodge; they are gathered here, alongside our hunting land listings from all over France, and come from private sellers, estate agents and notaires.

Straight after this introduction, a data panel brings together the prices of forests sold in the department, the big game bags published by the French Biodiversity Agency (OFB) and the current listings; our article on forest prices in Pays de la Loire traces how they have moved.

The price of a hunting estate in Maine-et-Loire

A hunting estate is rarely valued with a single figure: its price adds up the value of the woodland, the ponds, the buildings and the shooting facilities. The statistics below give benchmarks for wooded land and ponds, based on sales actually recorded.

According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Maine-et-Loire was €4,459/ha in 2025*, across 82 sales, with an average of €4,862/ha. That puts the department below the Pays de la Loire median (€5,000/ha) and below the national median (€4,936/ha). Compared with 2024, the median changed by +11.9%, a movement to interpret with care given the number of sales. Over the more robust 2020-2025 period, 382 sales give a median of €4,000/ha for a median plot size of 3.3 ha.

Nationally, the price per hectare rises with size: the large properties that appeal to hunters sell for more per hectare than medium-sized woods.

Ponds, which often make much of a shoot’s value, trade at a very different level: a median of €26,214/ha for the 34 ponds sold without buildings in Maine-et-Loire between 2020 and 2025*.

On the listings side, 18 hunting properties are offered on ma-propriete.fr across France as of 2 October 2026, 1 of them in Pays de la Loire. Their median asking price is €888,000 for a median size of about 68 ha. These asking prices apply to complete properties, often with buildings, a pond or hunting rights: they cannot be compared directly with DVF medians per hectare.

Game in Maine-et-Loire: official game bag figures

Hunting property for sale in Maine-et-Loire: forests in the east, bocage and river valleys in the west

Baugeois and Saumurois, big game country

In the Baugeois, the state-owned Chandelais forest, an oak and beech high forest that was once the hunting ground of King René, and the Monnaie forest are surrounded by private woods of oak, sweet chestnut and pine. The same landscape runs on towards the Bercé forest and the hunting estates of Sarthe. South of the Loire, the Saumurois combines a heavily divided block of pine and broadleaves around Milly and Gennes with the Fontevraud forest, part of which serves as a military training ground and never comes onto the market.

Red deer are shot here under the cull plan (plan de chasse), which sets the allocation each season; roe deer and wild boar occupy every wood. A Baugeois hunting ground is judged on how much of it lies in one block, how quiet its coverts are, and on its water points and game crops. Also ask about the local game management groups (groupements d’intérêt cynégétique), which coordinate small-game management between neighbouring shoots.

Segréen, Mauges and the valleys: bocage, small game and wildfowl

Further west, the Segréen and the Mauges sit on the old rocks of the Armorican Massif, where pasture, hedgerows and small woods follow one another. Roe deer and boar find cover there, the hedges hold woodcock in winter, and hare is closely managed, under conditions set each season by the prefectoral opening order. Properties typically come as a wood attached to a farm, a block of bocage of a few dozen hectares or a longère (a long, low farmhouse) with its land.

Upstream of Angers, the Mayenne, the Sarthe and the Loir meet in the Basses Vallées Angevines, flood meadows designated as a Natura 2000 special protection area for birds, where duck and waders gather when the water rises. Owning the bank does not give you the right to shoot over the water, though: the Loire and the state-owned stretches of its tributaries belong to the public river domain, where the State or the Département, depending on the river, organises wildfowling or keeps it as a reserve. Before buying: hunting rights, cull plans, wetlands and fencing

Maine-et-Loire is not one of the departments where the Verdeille Act of 10 July 1964 made communal hunting associations (ACCA) compulsory: as a rule, hunting rights go with the land, and you can keep them, let them or bring them into the commune’s hunting society. Still, check with the mairie that no ACCA has been set up, and obtain the current hunting leases. Roe deer here fall under the cull plan; since allocations are granted to the holder of the hunting rights, ask how they will pass on after the sale. Ask the seller too about boar damage to neighbouring maize and vineyards, as compensation is funded by hunters.

Near the rivers, lead shot is banned in wetlands and within 100 m of them. If the estate is fenced, check that it complies with the act of 2 February 2023: in natural areas, a fence must leave 30 cm clear above the ground and stay below 1.20 m, and fences put up in the thirty years before the act have until 1 January 2027 to comply. The old wall of a château park may fall under the exemption for fences of historic and heritage value; a recent wire fence around a wood will not. Our feature on the 2023 act and its fencing exemptions explains the details.

On ma-propriete.fr, hunting properties in Anjou are offered by private sellers, estate agents and notaires.
