Hunting property for sale in Allier usually takes one of three forms: an oak wood in the heart of the hedgerow country, a pond estate in the Sologne bourbonnaise or a patch of upland ground east of Vichy. Hunting with hounds remains a visible tradition here: the state-owned Tronçais forest, hunted both with guns and with hounds, is its showcase, and the private woods around it share its red deer, roe deer and wild boar. This page lists the estates, woods and hunting grounds put on the market in the department by private sellers, agents and notaires; to compare with other regions, browse all our shooting grounds for sale.

The data panel that follows gives the prices of forests and ponds sold in Allier and the trend in big game culls. We then describe the department’s main hunting areas and the legal points to check, from the communal status of hunting rights to fencing. If what you want first is a stretch of water to manage for wildfowl, see our lakes and ponds for sale in Allier.

The price of a hunting estate in Allier

A hunting estate is rarely valued with a single figure: its price adds up the value of the woodland, the ponds, the buildings and the shooting facilities. The statistics below give benchmarks for wooded land and ponds, based on sales actually recorded.

According to the ma-propriete.fr forest price observatory, built from sales recorded in the French DVF land registry database, the median price of a hectare of forest in Allier was €4,870/ha in 2025*, across 38 sales, with an average of €5,979/ha. That puts the department above the Auvergne-Rhône-Alpes median (€4,057/ha) and below the national median (€4,936/ha). Compared with 2024, the median changed by +14.5%, a movement to interpret with care given the number of sales. Over the more robust 2020-2025 period, 220 sales give a median of €4,302/ha for a median plot size of 4.2 ha.

Nationally, the price per hectare rises with size: the large properties that appeal to hunters sell for more per hectare than medium-sized woods.

Ponds, which often make much of a shoot’s value, trade at a very different level: a median of €18,271/ha for the 46 ponds sold without buildings in Allier between 2020 and 2025*.

On the listings side, 18 hunting properties are offered on ma-propriete.fr across France as of 2 October 2026, none in Auvergne-Rhône-Alpes at that date. Their median asking price is €888,000 for a median size of about 68 ha. These asking prices apply to complete properties, often with buildings, a pond or hunting rights: they cannot be compared directly with DVF medians per hectare.

Hunting property for sale in Allier: bocage, Sologne bourbonnaise and the uplands

The Bourbonnais bocage and its oak forests

The Bocage bourbonnais covers the west and centre of the department. Hedges, grazing pasture and forest interlock: around Tronçais, a sessile oak high forest laid out under Colbert, the woods of Moladier, Bagnolet, Civrais, Grosbois and Dreuille dot the landscape. Properties for sale are mostly hunting woods of oak high forest or coppice-with-standards, of varying size, driven for roe deer and boar; red deer keep mainly to the surroundings of the large forests. In a state forest the hunting rights cannot be bought: they are obtained from the Office national des forêts (the state forestry agency) by lease or licence.

In the south-west, the Châtaigneraie bourbonnaise around Huriel and the Bourbonnais part of the Combrailles are more broken country, with woods interspersed with meadows, where shoots cover smaller areas. In these livestock districts, a property in one block with good tracks is far easier to hunt than a set of scattered parcels.

Sologne bourbonnaise and Montagne bourbonnaise

To the east, between the Allier and Loire valleys, the Sologne bourbonnaise is a country of low clay and sand plateaux: ponds fill the valley bottoms while heather, woods and coppice cover the higher ground. Like the Sologne of the Centre, whose poor, damp soils it shares, it combines big game and wildfowl, and estates often bring together woodland, meadows and one or more ponds. Further south, east of Vichy, the Montagne bourbonnaise rises to the Puy de Montoncel on the borders of Loire and Puy-de-Dôme: its wooded slopes of mixed conifers and broadleaves call for more strenuous driven or stalking days, often on fragmented holdings. Between the two, the Allier valley (Limagne bourbonnaise and Forterre) keeps its fertile land for lowland small game.

What to watch for in Allier

Before making any offer, ask the town hall whether the commune has an ACCA (an approved communal hunting association). Where one exists, land within its boundary is hunted by the association, and only an owner whose single block reaches the opt-out threshold (at least 20 ha under the Environment Code, and more in some departments) can withdraw it. A medium-sized wood left inside an ACCA thus loses much of its appeal for a hunter. Then ask for the red and roe deer allocations of recent seasons and any agreements with neighbouring shoots, especially along the edges of state forests.

In this cattle-rearing department, boar damage mainly means grassland turned over: ask how often it occurs around the property, since farmers’ compensation is paid for by hunters. Finally, the act of 2 February 2023 applies in Allier too: in natural areas a fence must leave 30 cm clear at ground level and stay under 1.20 m, with compliance required before 1 January 2027 for wire put up in the previous thirty years; some agricultural fencing, common in the bocage, is however exempt. Details are in our article on hunting fences and the 2023 act.
