Their median asking price is €94,000 for a median size of about 2.6 ha. Between Soissons, Braine and Laon, parts of the Aisne and Vesle valley floors were worked for sand and gravel. Some of these pits, filled by groundwater, have become private fishing ponds, often sold as a leisure plot with a shelter or a chalet. Their banks can be steep, their depth uneven, and their level follows the water table from season to season: ask how the site was restored after extraction and whether any fill was brought in.
East of Laon, the Souche marshes form a large wetland designated as a Natura 2000 special protection area for birds, where dredging, enlarging or filling are tightly controlled. South of the town, the Lac de Monampteuil, created to feed the Oise–Aisne canal, and its larger neighbour, the Lac de l’Ailette, are public leisure lakes that are not for sale; private ponds in the Laonnois are far smaller.
In Thiérache, from Guise to Vervins and Hirson, the grazing bocage sits on heavy soils that hold water well. Ponds here are usually modest, dug in a meadow or at the edge of a wood, fed by a spring or by a brook flowing to the Oise, and they are often sold with a brick house or an old farmstead. Near the Belgian border, industry left forge ponds behind: at Anor, just across the boundary in the Nord department, several old ponds were built to drive the ironworks.
In the north-west, the Somme rises in Aisne and, from its upper reaches, forms a chain of marshes and ponds; the Marais d’Isle, a nature reserve in the heart of Saint-Quentin, is the best-known site. Private plots in this area often combine open water, reed beds and wet meadows, and some are laid out for wildfowling. The largest group of buyers is still anglers from Aisne and nearby departments, looking for a fishing lake that is easy to reach and to keep an eye on. Wildfowlers come second: Aisne is one of the departments where waterfowl may be shot at night from a fixed hide (the “hutte”) declared to the authorities. If the pond you visit has one, ask for the declaration receipt and make sure it will be transferred to your name, since only a declared hide may be used at night. Ask for the documents proving that the pond exists lawfully: a prefectoral authorisation, a declaration receipt under water law or, for a very old structure, evidence that it predates current rules. Without them, the DDT (the departmental land and water office) for Aisne may require the pond to be regularised, sometimes with works. Check whether the water is connected to a watercourse or is closed water, which changes the fishing rules, and read the flood-risk prevention plan: on the floor of the Oise or Aisne valleys, even a light shelter is regulated. On site, inspect the dam, the outlet structure (the “moine”) and the spillway, the depth of silt and any burrows of muskrats or coypu that undermine the banks.
