According to the ma-propriete.fr pond price observatory, which keeps only ponds, lakes and pools sold without buildings in the French DVF land registry data, 47 pond sales were recorded in Oise between July 2020 and December 2025, at a median price of €26,993/ha* and an average of €29,027/ha. Per square metre, the median works out at about €2.70. With only 9 sales in 2025, the department does not allow a reliable annual price. In Hauts-de-France, 350 ponds sold over the same period at a median of €40,314/ha, and the regional median reached €43,196/ha in 2025* across 49 sales; the national median was €25,235/ha in 2025.

Their median asking price is €94,000 for a median size of about 2.6 ha. The Étangs de Commelles, at Orry-la-Ville and Coye-la-Forêt, were laid out in the thirteenth century by the monks of Chaalis Abbey in the bed of the Thève: first used as fish stews, they later powered mills. The Château de la Reine Blanche, turned into a hunting lodge in the nineteenth century, still stands beside them. In the state forest of Compiègne, at Vieux-Moulin, the Étangs de Saint-Pierre, once monastic fish ponds, are now a place for walks. These sites belong to the Chantilly estate or to the State and are not for sale, but they set the scene: in southern Oise, a private pond often lies in the grounds of a house on the edge of the forest, inside the regional nature park, a listed site or a Natura 2000 area.
Between Compiègne and Creil, aggregate extraction has left a string of lakes along the Oise; some are now private fishing ponds, while others are run by angling clubs or local authorities. Upstream, towards Noyon, the valley widens into flood meadows that are often under water in winter. South-east of Clermont, the Sacy marshes, once dug for peat and now a Natura 2000 site, are partly managed by the Hauts-de-France conservation trust for natural areas. To the west, the Pays de Bray, a broad hollow eroded into the chalk where clays and sands come to the surface, stands apart from the arable plateaux around it: plentiful springs, hedgerows, wet meadows, cattle ponds and small fishing ponds. Properties here often take the form of a longère (a long, low farmhouse) or a brick house with a few fields of pasture and a pond. On the plateaux of the Beauvaisis and around Clermont, ponds are scarcer and mostly limited to village ponds and the bottoms of small valleys. The Pays de Bray carries on beyond the regional boundary into Seine-Maritime.
Your first question should be whether the pond exists lawfully: an authorisation or declaration under water law, or proof that an old pond predates the rules. In the Oise valley, read the flood-risk prevention plan before planning a shelter or a jetty; on a listed site, any change to the landscape, even a simple jetty, needs special consent. For a former gravel pit, ask for the order that closed the quarry and the restoration conditions attached to it.
