A poultry farm for sale in Vendée comes in several shapes, since the department has built up the whole supply chain: contracted broiler houses in the bocage, turkey and duck units, farm-scale flocks with range towards the marshland, and laying-hen buildings sized for on-site egg packing. Land remains the largest item when buying a poultry farm. According to sales recorded by the French tax administration (DVF, vineyards excluded), the median price of agricultural land in Vendée (85) stood at €2,442/ha in 2025, with an average of €2,626/ha across 396 sales; 80% of transactions fall between €1,761 and €3,975/ha, against a national median of €5,307/ha.

Hectares rarely make the price of a poultry unit here. Look first at the covered area and its age, the ventilation, the heating, the silos and the feed line, the compliance of the range where the system requires it, then at the outlet: an integration contract, membership of a producer group, an egg-packing room or direct selling. You will find large standard houses, label rouge or organic buildings opening onto range, turkey and duck units, and laying-hen houses in aviaries, on the floor or outdoors. A buyer inspects the frame, the insulation, the ventilation system, the heating equipment and the energy it uses, the silos, the biosecurity entry room and whether the collection area is usable in all weather. A building recently brought up to standard, or fitted with a heat exchanger, sits well above an older house needing deep refurbishment. Height, width and the ease of carrying out a sanitary break between batches also weigh on the negotiation.
Where an egg farm has its own packing room, health approval and an established customer base, that part of the business is valued separately and can account for a sizeable share of the price. The same goes for processing facilities and direct sales. On holdings that include the dwelling house, land and sometimes a cattle or pig unit, insist on a clear split of the price: each item is judged on different grounds, and bank funding rests on that breakdown.
The north-eastern bocage, around Les Herbiers, Pouzauges and Saint-Fulgent, is the poultry heartland of the department: units are dense there and processing facilities close by, which speeds up handovers. To the north-west, the Challans area keeps a tradition of farm-scale flocks and ducks alongside the Breton marshland. In the south, the Luçon plain and the country around Fontenay-le-Comte combine cereals with indoor units, often on a larger scale. The coastal strip, for its part, offers little farmland and rural properties that are keenly contested.
Being near hatcheries, feed mills and abattoirs secures collections and limits haulage; it is also reflected in the asking price. On a tight budget, the inland areas and the south-eastern edge are less pressured and can yield a chicken farm with more genuine room to expand than a site in the middle of the production districts.
The density of livestock makes health prevention a structuring part of daily management: an up-to-date biosecurity plan, a working entry room, fencing, management of range and surroundings, and cleaning procedures between batches. The avian influenza episodes known in western France translate into housing orders and tighter inspections that belong in your forecast. Depending on flock size, the unit falls under declaration, registration or authorisation as a classified installation, and a change of operator must be notified to the prefecture.
Next comes effluent management: storage capacity, the spreading plan and the area available around the buildings govern any extension project. On the land, an existing rural lease continues with the buyer subject to the landlord's agreement, and the transaction remains subject to the structures control, the French clearance required to take over farmland, and to SAFER. Finally, where a building stands close to houses, measure the distances before planning any further construction.
