Anjou is among the densest poultry areas in western France, and a poultry farm for sale in Maine-et-Loire may take the form of a broiler unit run in batches, a turkey house, an egg unit or a label holding with an outdoor range. These properties reach us from farmers handing over, from rural property professionals and from local notarial offices, together with the built area, the type of production and the commercial partner behind the unit. They also feature in the national inventory of poultry farms for sale.
This page gathers what the particulars leave aside: the value of farmland in Anjou, the areas that feed supply the most, what to expect from buildings of a given period, and the checks the sector imposes on a buyer. Our white paper « Créer une exploitation agricole » (in French) takes over for those preparing a project.
Land remains the largest item when buying a poultry farm. According to sales recorded by the French tax administration (DVF, vineyards excluded), the median price of agricultural land in Maine-et-Loire (49) stood at €3,055/ha in 2025, with an average of €3,388/ha across 408 sales; 80% of transactions fall between €2,350 and €4,831/ha, against a national median of €5,307/ha.
The SAFER benchmark of land values (2025 figures) puts vacant land and pasture at €3,820/ha (+2.1% year on year, +25.7% over ten years), against a national average of €6,460/ha; land already let sells around 17% lower.
Beyond the land, price is built on the buildings and on the outlet: how many houses, their year of construction, insulation and ventilation, heating equipment, silos and distribution, entry room, concrete apron, access a collection lorry can use. The range area available governs entry to outdoor specifications, and the integration contract or membership of a production organisation weighs as much as the masonry. Set all of it against our land price observatory, then our financial calculators.
The department offers a wide range of installations: standard buildings run all-in all-out, label rouge houses with grass range, taller turkey units, laying-hen houses on the floor or in aviaries. A visit dwells on the frame and roof, wall insulation, the type of ventilation and its controls, the heat source, the state of the slab and the soundness of the silos. The age of the feeding, drinking and weighing equipment translates directly into the negotiation, as does the ability to keep a full rest period between two batches.
Egg units call for an extra look: egg collection, chilled storage, the packing room and, where it exists, the approval attached to selling. Farms on short supply chains are valued with their customer base and processing equipment, separately from the land. On holdings sold with a dwelling, the house and its outbuildings belong to a distinct market: have the two sides appraised apart before discussing an overall figure.
The Mauges, around Cholet, Beaupréau and Chemillé, form the heart of livestock farming in the department, with a density of indoor units and herds that regularly feeds the market. The Segréen, in the north-west, combines hedged countryside, livestock and mixed holdings, with cheaper land. The Baugeois, towards Baugé and its forest, mixes woodland, crops and more scattered farm buildings. By contrast, the Loire valley, the Saumur vineyards and the ring around Angers, shaped by ornamental and seed production, leave little land available at a price compatible with a poultry project.
The region's network of feed mills, hatcheries and abattoirs shortens transport distances and eases access to contracts. The hedged areas of the north and south-west now hold most of the opportunities for a first takeover, with more affordable land and buildings that can often be brought back into use.
Depending on the number of birds, a unit is subject to declaration, registration or authorisation under the classified installations regime, and a takeover involves notifying the prefecture. Read the order in force, identify the operating requirements and check siting distances from dwellings and neighbours, which sometimes rule out any extension. The biosecurity plan, management of the range, control of access and the measures tied to avian influenza are standard points of inspection in such a densely farmed area.
Effluent management deserves particular attention: manure storage capacity, the spreading plan and the area genuinely available determine how far the unit can grow. Tenancies in progress follow the new farmer once the owner accepts it, while the permit to farm and a possible move by SAFER, which may step into a farmland sale, slot into the timetable of the deal. A separate valuation of buildings, equipment and land then makes the conversation with a lender easier.
This selection is fed by private sellers, by agencies specialising in rural property and by notaries in the department, as handovers arise. Refine by covered area, price or production, from a single house to a complete chicken farm with dwelling and land, create an alert, then widen to poultry farms for sale in Pays de la Loire.
