The prevailing model rests on unheated cover, buried watering and a building used as much for packing as for selling. Examine the generation of the tunnels, how they are anchored, how the films are holding, the doors, the ventilation and whether machinery can work inside, then how far the drip lines reach and how they are automated. Check the washing room, the waste-water outlet, the cold store and its capacity, the order preparation area and, where one exists, the farm shop, its food hygiene compliance and its accessibility. On an ornamental site the review turns instead to glass, sub-irrigation, benching and potting space.

Goodwill reaches levels here that are met almost nowhere else. A busy pick-your-own, a network of subscribers, a pitch on a well-known weekly market or a public canteen contract account for most of what the site earns. Ask for a trading record over several years, the detail of visitor numbers by season and the terms on which contracts can be taken over. Where the house comes with the holding, insist on a breakdown of the price: residential value in this department can exceed the agricultural value of the whole and reshape the entire funding plan.

Versailles plain, Saclay plateau, Mauldre and Seine valleys

The Versailles plain and the Alluets plateau, between Saint-Cyr-l'École, Feucherolles and Orgeval, bring together mixed holdings living off direct sales and pick-your-own. To the south, the Yvelines edge of the Saclay plateau, towards Magny-les-Hameaux and Châteaufort, enjoys deep loams and reinforced protection of its farmland. The Mauldre valley and the regional nature park of the upper Chevreuse valley shelter small units and ornamental sites. Downstream, the Seine valley around Mantes-la-Jolie, Rosny-sur-Seine and Bonnières-sur-Seine offers alluvial ground, while the Rambouillet country to the south mixes crops and forest.

Competition for ground stays strong everywhere, but its nature changes: in the east, the conurbation right on the doorstep holds prices up and limits what is available; in the west and the south, takeovers remain more open, at the cost of a longer run to the catchment areas. Nurseries and ornamental businesses, for their part, have an obvious interest in staying close to the landscaping firms that place the orders.

Land protection, water and the obligations of a takeover

Several districts benefit from schemes protecting farmland that fix the use of the parcels for the long term: check exactly how the site is zoned, the reserved sites, road or rail projects and the rules applying to agricultural buildings, particularly if you plan to extend the cover. Confirm that the tunnels and the sales building were properly consented, a point often overlooked. On water, identify the source, declared borehole, reservoir or mains supply, the volume genuinely available and the restrictions imposed in dry spells, along with any catchment protection perimeter.

The department falls within a nitrate vulnerable zone, with the fertilising and soil-cover constraints that go with it. The sale goes through the structures control, the prior administrative authorisation to farm, and SAFER may pre-empt; a rural lease in force continues with the buyer.
