What makes market gardens for sale in Vendée particular

Tunnels, sandy ground and the packhouse

On the coast and in the marshes, cropping rests largely on low tunnels and light covers laid over sand, put up and taken down to the rhythm of the early season. Examine how the structures stand up to wind, how they are anchored, the state of the films, the ventilation and the protection against salt spray, which wears equipment out quickly. Inland on the plain, the kit resembles that of open-field vegetables: sprinkler booms, reels, drip line, planters and lifters. On the ornamental side, judge the benching, the propagation house, the shading and the drained container standing ground, together with the quality of the water used.

The post-harvest building often decides matters. Washer, grader, palletising line, cold volume, lorry access and covered storage govern whether you can supply wholesalers or a retail buyer at all. Where the sale includes a dwelling, insist on a separate valuation: residential building on the Vendée coast is priced by the housing market, not the farming one, and that distinction changes the funding plan for a vegetable farm completely.

Noirmoutier, the Breton marsh, the bocage and the southern plain

The island of Noirmoutier remains associated with early potatoes grown on sheltered sands, in a tight land market where available area is counted case by case. The marais breton vendéen, around Bouin, Beauvoir-sur-Mer and Challans, combines polder ground, vegetable cropping and shellfish farming. Northwards, the communes bordering Loire-Atlantique continue the Nantes basin and its covered growing know-how. To the south, the plain of Luçon, Sainte-Hermine and Fontenay-le-Comte carries deep, irrigable soils, while the bocage around Les Herbiers, Chantonnay and La Roche-sur-Yon mostly holds mixed units geared to direct selling.

Proximity to the sea colours every trade-off. Between residential demand, tourism and a shortage of building land, parcels near the shore change hands at levels unrelated to those inland. Ground in the bocage or on the edge of the plain leaves far more room to manoeuvre, provided you accept longer runs out to the seaside markets that pay best in summer.

Water, protected habitats and takeover formalities

Water is the first thing to investigate. Ask for the title to the borehole or the connection, the annual volume authorised, the meter and the record of summer restrictions, which are frequent in the south of the department. Near the shore and on the islands, have the salinity of the aquifer checked, since saline intrusion lastingly degrades an abstraction point. Find out about the substitution reservoirs and the protocols governing their use, and about the classification of the parcels as a nitrate vulnerable zone, which frames nitrogen use and winter soil cover.

The marshes and part of the coastline fall within European protected habitat sites and under the coastal planning act: any new building, extension of covered ground or new reservoir calls for serious consenting work. The sale itself remains subject to the structures control, the authorisation required before farming land in France, and to SAFER's pre-emption right. Finally, check that organic certification carries over and what becomes of supply contracts, sometimes concluded with the outgoing grower personally in mind.
