Taking over a market garden for sale in Sarthe means settling in a department whose vegetable growing lives above all off nearby demand: the Le Mans conurbation, the valley towns and a close-knit network of weekly markets. Alongside it work ornamental growing businesses and plant nurseries supplying local authorities, garden centres and landscapers across the west of France. The holdings shown here are entrusted to us by growers arranging their exit, by firms dealing in rural property and by notarial offices in the department; they set out the area cropped, how much stands under cover, the watering arrangements and the sales routes already running. They sit beside our market gardens and nurseries for sale.

Beyond the listing itself, this page gives you bearings: what land is worth locally, the districts where holdings come up, how to judge a set of structures and its equipment, and the formalities that follow a takeover. Our white paper « Créer une exploitation agricole » (in French) carries on with funding, the farming qualification and the choice of legal form.

Land prices for market gardens and nurseries in Sarthe (72) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €4,245/ha in Sarthe (72), an average of €4,629/ha and 346 sales; 80% of transactions settle between €3,000 and €6,535/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €4,650/ha for 2025, moving -1.1% over a year and +8.4% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

An asking price rarely rests on the parcels alone. It is built on the water supply and how securely it is held, the generation of the structures, the presence of a washing room, a packing area and cold storage, the planting and harvesting kit, and, on the ornamental side, the benching, the container beds and the growing stock itself. Onto that graft the intangibles: market customers, supply agreements, listings with garden centres. Place all of it using our land price observatory and our financial calculators.

What sets market gardens for sale in Sarthe apart

Structures, watering and the grading shed

Production units here are modest in scale and often piecemeal: a few cold tunnels, sometimes a newer multi-span house, a grading workshop fitted into a former farm outbuilding, and a watering network fed by a borehole or a reservoir. Look at when the structures went up, how the hoops and films are holding, the quality of the vents and doors, whether back-up heating serves the propagation area, and then the water itself: real flow at peak, filtration, drip programming. On an ornamental site the questions shift to the benching, sub-irrigation, the propagation house and the drained standing ground where containers sit. A plant nursery for sale is judged as well on its growing plan.

Next comes how the sale is put together. Many transactions bundle a house, outbuildings and the land into a single lot; ask for a split between dwelling, working buildings and ground, because loan terms and security differ from one to the next. Weigh the labour need too: a vegetable farm running weekly boxes calls for steady hands, while an open-field site brings sharp seasonal peaks. Accommodation for seasonal workers is uncommon in the Sarthe countryside and has to be arranged well ahead.

The Le Mans green belt, the Loir valley and the Perche

Around Le Mans, the market-garden belt feeds markets, producer shops and public catering; little comes free and suburban demand holds values up. The Loir valley, from La Flèche to Le Lude and on towards Château-du-Loir, lines up light alluvial terraces that work easily and suit spring vegetables as well as covered cropping, with water generally within reach. The Sarthe valley, around Sablé-sur-Sarthe and Malicorne, offers comparable ground. North and east, the Saosnois, the Champagne mancelle and the Perche sarthois carry heavier soils, where vegetable growing stays occasional and leans on direct selling.

Two distinct markets follow from that geography. Close to the conurbation, competition from housing and leisure lifts the price of every parcel and shortens the time you have to decide. In the valleys and away from the main roads, ground with its buildings changes hands more calmly, but delivery logistics have to be rethought and the customer base rebuilt, which weighs on the opening seasons.

Water, planning and the legal side of the handover

Irrigation comes before everything else. Ask for the title covering the abstraction point, licence or declaration receipt, the annual volume granted, the meter reading and the record of drought orders, which recur on the Loir and Huisne catchments. Then check how the parcels are zoned in the local plan, what rights of way run across them, and whether the consents obtained for the existing greenhouses were in order, a point often overlooked where cover was added in stages. A soil analysis with residual nitrogen figures usefully rounds out the file before you commit.

The handover falls under the structures control, the French authorisation required before farming land, and under SAFER's pre-emption right, which applies even to small areas. Where part of the ground is rented, the agricultural lease continues with you, structures included. Examine the organic certification parcel by parcel, its commitment dates and whether it survives the sale, along with the agreements signed with school kitchens and shops, which do not automatically follow the incoming grower.

Retiring growers, rural property agencies and local notaries feed this section with small short-chain units as much as with sites carrying thousands of square metres of glass and plastic, or a greenhouse business sold with its goodwill. Narrow by area, by budget and by district, set an alert that flags each new publication, then widen out to the market gardens for sale in Pays de la Loire.
