Glasshouses, tunnels and ornamental growing equipment

The stock of structures here is dense and varied. An ornamental greenhouse business may rest on heated, computer-controlled glasshouses with rolling benches, while a vegetable farm is more likely to rely on unheated multi-span houses and tunnels replaced in batches. Look at the year of erection, the state of the cladding and anchorage, the heating system and its running cost, climate control, irrigation automation and the recycling of drainage water. Downstream, the washing shed, the grading line, the cold store, the palletising area and access for delivery vehicles determine the real capacity to supply a wholesaler or a retail buying group.

A recent, well-insulated and energy-efficient site sells well above one whose cladding and boiler are reaching the end of their life: taking over older glass means building refurbishment into the offer. Soil quality, drainage and water availability complete the value of the growing land itself. Where the house, the storage buildings and the land are sold together, have each item priced separately, including the goodwill, rather than accepting a single global figure that hides what you are actually buying.

Five departments, five horticultural markets

Loire-Atlantique holds the leading vegetable area of the region: lamb's lettuce, leeks, radish and winter crops around the vineyards and the Loire valley, alongside a long-standing ornamental sector that includes lily of the valley grown around Nantes. Maine-et-Loire is the heart of horticultural Anjou, with its nurseries, pot plant and young plant growers, seed companies and the mushroom cellars of the Saumur area; businesses there are often structured and capital-intensive. Vendée combines open-field vegetables, protected crops near the coast and mixed holdings that pair growing with arable farming.

Sarthe offers mainly local growing around Le Mans and the Loir valley, with diversified farms selling through boxes, markets or community-supported schemes, plus a few nurseries. Mayenne, less dense in specialist crops, sees smallholdings come to market, frequently organic and aimed at short supply chains, on land that is more affordable than in the west of the region. Pressure is heaviest around Nantes and Angers, where urban spread reduces the ground available; it eases inland, particularly in the north and east of the region, where handovers are often easier to finance.

Points to check before acquiring

Water shapes every takeover: where the abstraction comes from, whether the borehole is declared or permitted, membership of any collective management scheme, the storage available and the summer restrictions that can apply in the most heavily used areas. Buildings come next: electrical and gas compliance in heated houses, the condition of tanks, pesticide storage, the preparation room and the treatment of spray effluent and washing water. If the holding is certified organic, that certification does not follow the buyer automatically: the transfer must be requested from the certifying body before cropping resumes.

Legally, the deal remains subject to the structures control, under which French authorities must approve who takes on farmland, and to the pre-emption right held by SAFER, the rural land agency, while rented ground passes on with its rural lease subject to the landlord's agreement. A plant nursery for sale, or a young plant business, also calls for checks on the European plant passport, registration with the regional plant health service and traceability obligations.
