Between the gulf, the rias and the inland country, a market garden for sale in Morbihan is rarely conceived apart from its outlet: a coastal population that swells sharply in season sustains markets, producer shops and box schemes, while field vegetables and protected crops also feed the wholesale trade. The department further holds ornamental growing sites and nurseries delivering to garden centres, landscapers and municipalities. The holdings shown reach us from farmers at the end of their careers, from rural agencies and from notaries in the department, with the areas, the structures and the water supply set out. You will see them listed with the other market gardens and nurseries for sale.

To the listings we add what allows a decision to be made: local land value benchmarks, the districts where holdings are handed on, a method for appraising tunnels, a reservoir and a customer base, and the checks to run before an offer goes in. If your project is still at the setting-up stage, our white paper « Créer une exploitation agricole » (in French) sets out the administrative and financial steps.

Land prices for market gardens and nurseries in Morbihan (56) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €5,507/ha in Morbihan (56), an average of €5,980/ha and 293 sales; 80% of transactions settle between €3,748 and €9,162/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €5,360/ha for 2025, moving +3.7% over a year and +26.4% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

At comparable size, two holdings are not worth the same. Price takes in the nature of the soil and how it drains, water secured by borehole or reservoir, the covered area and how well it stands up to wind, the drip lines, the cold store, the washing room and the selling equipment down to the refrigerated van. For a plant nursery for sale, the stock growing on is valued separately. Place the land element with our land price observatory, then test the takeover plan in our financial calculators.

Taking over a market garden in Morbihan: the points to watch

Structures, water storage and the selling chain

Cover in this department consists mainly of tunnels and multi-span houses, sometimes with a little glass on horticultural sites. Check the anchoring and the bracing, because Atlantic gusts test structures well inland, then the condition of the films, the vents and the gutters. Follow the irrigation network back to its source: borehole, hillside reservoir or mains connection, filtration, pump, programming and how far the drip lines reach. On an ornamental unit, it is the benching, the shading, the sub-irrigation and the drainage of the container beds that make the difference. Well-maintained houses always negotiate better than tired ones.

The selling side carries real weight: cold store, a washing room meeting the standards, space to make up orders, a refrigerated vehicle, a market stall. On the coast, seasonal custom lifts summer turnover but forces labour and logistics to be sized for a few weeks of peak. Where house, sheds and land are sold as one, insist on a detailed breakdown: in communes near the gulf the dwelling can account for the larger share of the asking price.

The Vannes coast, the Rhuys peninsula and inland

The coast, from the Auray country to the Rhuys peninsula and around the gulf of Morbihan, enjoys a mild climate and a large customer base: crops here are often early, but land stays scarce and is contested by second homes and by holiday lettings. Around Vannes and Lorient, farms selling direct find steady outlets, garden centres and school catering included. Inland, the Ploërmel country, the Oust valley and the Questembert area offer larger and more affordable units on heavier ground. Central Brittany, around Pontivy, remains dominated by livestock and gives vegetables little room.

Choosing between those two logics means weighing the entry price against nearness to the consumer. A vegetable farm on the coast costs dearly but sells without prospecting, and often without leaving the commune; a takeover inland leaves margin to invest in cover and storage, provided delivery rounds are organised and the water resource is verified, being less even on the schist and granite soils that dominate there.

Water, coastal planning law and pre-purchase formalities

Water is the first thing to investigate: where abstraction takes place, whether it is declared or licensed, the volume granted, the actual flow in late summer and the restrictions imposed during droughts. In shoreline communes, the coastal planning act tightly governs new building and can block a plan to extend the glass or to put up a packing shed. The department is classed as a nitrate vulnerable zone, so nitrogen use, soil cover and spreading periods are regulated. Check too that existing structures were properly consented, along with easements and access to outlying parcels.

The takeover remains subject to the structures control, the regime authorising who may farm land in France, and SAFER can exercise its pre-emption right; rented parcels pass on with their lease. Have the length of organic certification confirmed, along with the commitments given to buyers and whether they can be transferred, any cooperative shares held, and then the seasonal labour available, on which the harvest peaks depend entirely.

These holdings are put online by private vendors, by firms specialising in rural property and by notaries practising in the department, from small direct-selling units to field-scale operations. State your criteria for size, price and location, ask to receive an alert whenever a matching listing appears, then extend the search towards the market gardens for sale in Brittany.
