The Rennes area and the bay of Mont-Saint-Michel form two quite distinct markets for anyone after a market garden for sale in Ille-et-Vilaine: on one side mixed holdings living off box schemes, weekly markets and school catering, on the other open-field vegetables grown on reclaimed polder ground. Ornamental growing sites and nurseries supplying garden centres and local authorities complete the picture. Retiring growers, rural agencies and notaries send us these files stating the area, how much is under cover, the water resource and the kind of customers served. You will find them within our market gardens and nurseries for sale.

This page adds to the listings what really counts when the decision comes: land values in a department where the city advances quickly, the communes where holdings are released, how to inspect a run of tunnels and a farm shop, and the checks a takeover requires. To prepare the setting-up stage itself, read our white paper « Créer une exploitation agricole » (in French).

Land prices for market gardens and nurseries in Ille-et-Vilaine (35) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €5,100/ha in Ille-et-Vilaine (35), an average of €5,387/ha and 357 sales; 80% of transactions settle between €3,114 and €8,000/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €5,280/ha for 2025, moving -1.7% over a year and +11.9% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

What makes the value goes well beyond the number of hectares. Soil texture and drainage count, along with access to water, the covered area and the state of the tunnels, the drip lines, the cold store, the washing room and the direct-sale outlet, and, on ornamental sites, the benching, the shading and the container beds. A smallholding already tied to regular outlets trades differently from an isolated parcel. For a benchmark, turn to our land price observatory and run the numbers through our financial calculators.

Buying a market garden in Ille-et-Vilaine: what weighs on the decision

Tunnels, farm shop and order preparation

On most holdings in this department the money has gone into unheated cover and into the packing area rather than into heated glass. Look at the generation of the tunnels, how they are anchored, the state of the films and the doors, whether machinery can work inside, how far the drip lines reach and how watering is programmed. Then check the washing room, the waste-water outlet, the cold store and its capacity, the space for making up orders and, where one exists, the farm shop and its compliance with food hygiene rules. An ornamental site is judged elsewhere: glass, benching, shading, sub-irrigation.

Goodwill carries unusual weight here. A list of box subscribers, a long-held pitch on a weekly market, a listing in a producer shop or a public catering contract represent years of work and transfer badly without a handover. Ask for a sales record covering several seasons and arrange, where the calendar allows, a period working alongside the seller. Where the dwelling house forms part of the sale, have the price split out: residential property is valued on an entirely different basis from farmland.

The Rennes green belt, the Dol polders and the Saint-Malo coast

Around Rennes a belt of vegetable farms supplies markets, box schemes and producer shops; demand is steady, but urban spread cuts into the ground available, from Chartres-de-Bretagne out to Betton and Acigné, and vacant units are quickly taken. To the north, the Dol marsh and the polders of the bay of Mont-Saint-Michel, around Dol-de-Bretagne, Cherrueix and Roz-sur-Couesnon, carry open-field vegetables on deep, irrigated soils drained by a network of channels. The Saint-Malo coast, towards Saint-Méloir-des-Ondes and Cancale, grows early crops under a climate softened by the sea. Eastwards, the Vitré and Fougères countries remain livestock territory.

Price gaps follow that geography closely: close to Rennes or to the shore, farmland competes with housing and with development schemes, whereas the Vallons de Vilaine, the Redon country and the eastern margins open up more affordable takeovers for a first project. An ornamental business, by contrast, makes sense on the edge of the conurbation, where garden centres, landscapers and public orders are concentrated all year.

Planning, water and the buyer's obligations

In a department where building advances quickly, start with the commune's planning document: how parcels are classified, reserved sites, road schemes, water catchment protection perimeters. Check that the existing structures were properly consented, something often overlooked on older tunnels. On water, identify the source — declared borehole, hillside reservoir, mains supply — the volume genuinely available and the restrictions imposed in dry summers; on the polders, ask who maintains the drainage channels and under what arrangements. Classification as a nitrate vulnerable zone also governs how and when nitrogen may be applied.

The sale falls under the structures control, the prior administrative authorisation required to farm, and SAFER may pre-empt; a rural lease in force binds the incoming farmer. Verify how long each parcel has held organic certification and on what terms it continues, then the contracts and public tenders running, which do not always follow the holding. Finally, consider the neighbours: close to housing estates, working hours, crop treatments and machinery movements are regularly discussed.

What passes through this section is offered by owners themselves, by rural property agencies and by notarial offices in the department, from smallholdings to open-field units. Set the area you are after, the budget and how far you are willing to be from your outlets, switch on an alert, then look as well at what the market gardens for sale in Brittany have to offer.
