Few departments give as much choice to anyone looking for a market garden for sale in Lot-et-Garonne: the valleys here have long concentrated vegetable growing, from irrigated field crops to heated glass, and tomatoes remain a benchmark production. The holdings we circulate come from growers arranging their retirement, from firms specialising in agricultural estates and from notary offices between Agen and Marmande; each file sets out the covered area, the irrigation available, the packing equipment and the usual buyers. Each file can be set against the wider list of our market gardens and nurseries for sale.

This page goes further than the particulars: what farmland is worth across the department, the districts where handovers come up most often, a method for judging a set of greenhouses and a water supply, and the administrative duties attached to taking over. If your project is still being put together, our white paper « Créer une exploitation agricole » (in French) covers legal form, funding and the first growing season.

Land prices for market gardens and nurseries in Lot-et-Garonne (47) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €7,501/ha in Lot-et-Garonne (47), an average of €8,547/ha and 150 sales; 80% of transactions settle between €5,015 and €14,141/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €8,870/ha for 2025, moving +0.3% over a year and +20.0% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

The asking figure rarely makes sense on an area basis alone. Into it go the reliability of the water supply, the extent and the generation of the growing structures, the heating arrangement where there is one, cold storage capacity, the washing and grading line, the loading bay, accommodation for seasonal workers, and then the goodwill: supply contracts, a place with the shippers, a regular box customer base, listings with garden centres for a young-plant unit. Weigh all of it against our land price observatory, then test it in our financial calculators.

What sets a market garden for sale in Lot-et-Garonne apart

Greenhouses, water supply and the packing chain

Covered growing here is a patchwork: tall tunnels, plastic multi-span houses, heated glass inherited from the tomato trade, and plainer cold structures on mixed holdings. Look at the year of erection, the span, the height to the gutter, how the films and vents are holding, whether a thermal screen is fitted, the boiler and its fuel, the climate control and the fertigation set-up. On the water side, have the source of each abstraction spelled out, the licence covering it, the annual volume granted, any storage reservoir, how far drip lines reach and the condition of the pumps. On river terraces, ask for recent analyses confirming soil depth and drainage.

Downstream matters as much as growing. A vegetable farm is judged on its washer, its grader, its chilled area, the room approved for direct sales and the palletising space; a plant nursery for sale is appraised instead on its container beds, automated watering, shading, benching and plant stock, which is valued separately. Where the dwelling comes with the buildings and the land, insist on a price broken down item by item: funding terms are not alike from one component to the next.

The Garonne valley, the Lot valley, the Pays de Serres and the Albret

The Garonne valley, from Tonneins through Aiguillon to Marmande, gathers the deep alluvial soils, the best organised irrigation and the densest cover, so land there is keenly contested. The Lot valley, around Sainte-Livrade-sur-Lot, Casseneuil and Villeneuve-sur-Lot, mixes vegetables, orchards and dispatch stations, with real competition between productions. The Pays de Serres, on the limestone plateaux separating the two rivers, offers drier ground and less rivalry. Westwards, the Néracais and the fringes of the Landes carry light sandy soils, valued for certain crops but demanding on water.

That geography explains wide price gaps from one bank to the other. An irrigable plot on the valley floor also interests orchard growers and seed producers, which pulls its value up, while the plateaux stay within reach provided a water supply can be secured. Buyers setting up for the first time often look at the slopes and the Albret, accepting longer delivery rounds towards Agen or towards the Bordeaux and Toulouse customer bases.

Abstraction, planning rules and takeover formalities

In a department this heavily irrigated, water shapes value. For every abstraction point ask for the licence in force, the volume allocated, the body that shares it out, the meter and the record of summer restrictions, then check the pressure available at peak and the state of the buried mains. Next, look at how the parcels are classified in the local planning document, whether permanent structures may be built on them, and whether consents were properly obtained when the greenhouses, the shed and the sales room went up: putting matters right late weighs heavily on start-up cash.

The sale falls under the structures control, the authorisation required before farming, and SAFER may exercise its pre-emption right; rented ground carries on under its existing rural lease. Have the cropping history and the treatments applied reconstructed, particularly on former orchard or arable parcels. Check how long organic certification has run on each parcel and on what terms it continues, then question the seller about recruiting seasonal workers, where they are housed, and the trading agreements, which are sometimes personal to the seller and do not pass on.

The properties shown here are entrusted to us by retiring growers, by rural property professionals and by notaries practising in Lot-et-Garonne. Set the area, the budget and the district that match your plan, put an alert in place to follow new listings, then widen the search to market gardens for sale in Nouvelle-Aquitaine.
