A university city close at hand and a dense network of country towns explain the shape of what comes up for sale: a market garden for sale in Vienne often pairs a few hectares of irrigated open ground with a run of tunnels and a strongly local route to market. These files are passed to us by growers arranging their succession, by advisers in agricultural property and by notaries in Poitiers, Châtellerault or Loudun; they set out the covered area, the water rights, the machinery and the outlets. Place them within our market gardens and nurseries for sale.
To the description of the property we add the context that counts: what land is worth across the department, the districts where holdings come up, how to read a set of structures and an irrigation system, and the checks to run before signing a preliminary contract. To frame your project, our white paper « Créer une exploitation agricole » (in French) covers legal form, setting-up support and funding needs.
Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €5,121/ha in Vienne (86), an average of €5,288/ha and 285 sales; 80% of transactions settle between €3,032 and €7,804/ha, against a national median of €5,307/ha.
On the SAFER side, the value of vacant land and pasture is set at €5,360/ha for 2025, moving +1.3% over a year and +11.7% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.
The advertised price takes in far more than the soil. It gathers the security of the water supply, the covered area and the age of the structures, the shed, the cold room, the washing line, the sales room, tractor-mounted and cultivation equipment, sometimes a propagation unit, and then the goodwill: box scheme subscribers, catering customers, pitches held on the markets of Poitiers or Châtellerault. Set these items against our land price observatory and test them with our financial calculators.
Cover here is mostly tall tunnels and multi-span houses, heated glass being reserved for propagation units and ornamental growing. Examine the anchoring, the frame, ventilation, the state of the films, the anti-condensation arrangement and, where fitted, the warm-air heater. Irrigation deserves a thorough look: the borehole and its abstraction licence, any connection to a substitution reservoir, the volume allocated, the meter, the pressure available, the reels, drip coverage and how the network is maintained. On stony groie ground and brown calcareous soils, ask for analyses giving the useful depth and the water holding capacity.
Preparation facilities make the difference on resale. Look at the washer, the sorter, the chilled capacity, the approved packing room, the covered loading area and the delivery vehicle. A plant nursery for sale answers other criteria: drained container beds, automated watering, shade structures, overwintering houses, plant stock and a contact book with landscapers and local authorities. Where the dwelling, the buildings and the land are sold together, have the value broken down by component before approaching the banks.
The belt around Poitiers and the Clain valley concentrate short supply chain projects: a large clientele, producer shops, catering contracts, but land contested by urban growth. The Loudunais and the Mirebalais, to the north-west, lay out open arable plains where irrigable ground trades well above the rest. Around Châtellerault, the Vienne valley offers helpful alluvial soils and a customer base of its own. Eastwards and southwards, the Montmorillonnais and the Civraisien, more wooded, more acid and thinly populated, remain the most affordable parts of the department.
The district you choose governs the economics of the project. Setting up near Poitiers costs more to buy but shortens the route to the customer; establishing in the Montmorillonnais buys more ground and more buildings, provided you accept poorer soils, a later season and longer runs into town. In both cases a dependable water point remains the first selection criterion.
Water management is tightly framed in the Clain basin and along its tributaries. Ask for the licence attached to each abstraction point, the annual volume granted, the single management body, the protocol that applies during restrictions and, if the holding is connected to a reservoir, the financial terms of that commitment. Then check the zoning of the parcels in the local planning document, particularly on the edge of built-up areas, and whether consents for the permanent tunnels, the sheds and the sales point were properly obtained.
Taking over requires an authorisation to farm under the structures control, and SAFER may pre-empt the sale; rented parcels pass on with their rural lease. Have the cropping history, the treatments applied and the health of the soils established, particularly where a smallholding is coming out of an arable rotation. Finally, check how long organic certification has run, the commitments given to buyers, which are sometimes personal to the seller, and how seasonal workers are housed during the harvest peaks.
