Spotting a dairy farm for sale in Vendée means telling three countries apart: the north-eastern bocage, where livestock dominates, the southern plain, largely given to cereals, and the marshes, which carry grazed natural meadows. The department lies within the Charentes-Poitou butter PDO area, and its milk supplies cooperatives and private dairies in western France. Properties reaching the market come from farmers preparing to step down, from rural agencies and from notaries in Les Herbiers, Chantonnay, Luçon or Fontenay-le-Comte. Farmland and forage land prices in Vendée (85) in 2025

Pricing the land comes first in any plan to buy a dairy farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Vendée (85) works out at €2,442/ha and the average at €2,626/ha, across 396 transactions. The central range covering 80% of sales runs from €1,761 to €3,975/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €2,790/ha in 2025 for vacant land and pasture (-2.4% over twelve months, +2.6% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

Beyond the acreage, the price of a dairy holding in Vendée can be read in the shed and its bedding, the milking installation, the tank, the effluent storage works, the clamps and the forage shelter, then in the water supply and the shade available in the fields, both decisive through a dry summer. Buildings, milking and herd

Cattle sheds here were frequently designed around ventilation: open cladding, ridge openings, an orientation worked out against the sea wind. Even so, check summer comfort, shade over the loafing areas, the temperature reached in the tank room and the cooling capacity available for the milk. The milking parlour is judged on the number of units, the level of automation, the wash circuit and the age of the pumps; a recent milking robot still covered by its maintenance contract clearly shifts the balance of the negotiation. Look as well at the effluent storage works, their usable volume and their tightness, and at the clamps and their concrete base.

The dairy herd is judged on recording, cell counts, fertility and health status, but also on its ability to make use of grass when it grows and of stored forage when it does not. Where the house, the outbuildings and the land go with the production tool, obtain a precise split: in communes near the coast the residential value takes a share that farm financing simply cannot absorb.

Bocage, plain and marsh: the map of production

The north-eastern bocage, around Les Herbiers, Pouzauges, Mortagne-sur-Sèvre and Chantonnay, holds most of the herds, on hedged fields with shallow soils. The plain, from Sainte-Hermine to Luçon and Fontenay-le-Comte, is dominated by arable cropping: milking units are scarcer there and land is contested. The Marais Poitevin and the Marais Breton, towards Maillezais, Challans and Beauvoir-sur-Mer, offer wet meadows grazed in season. The coastal strip, from Les Sables-d'Olonne to Saint-Gilles-Croix-de-Vie, leaves almost no room for livestock farming.

That pattern explains the price gaps seen from one canton to the next. A holding in the bocage remains within reach of an outside candidate, whereas the plain and the coastal fringe command far higher values. Before a farm takeover in the marshes, measure how the ground bears machinery and how long the grazing season genuinely lasts.

Points to weigh before buying

Water is the first Vendée subject: dry summers, use restrictions, the conditions for irrigating forage crops and storage schemes are all debated locally and should be examined field by field. The department is also covered by the nitrate action programme, with requirements on storage, spreading and soil cover to be set against the works already in place. In the marshes, habitat protection, water easements and agri-environment commitments decide what may be drained, what has to stay in permanent grass and when a field may be cut.

Then comes the administrative frame: herd size ranks the farm among classified installations, under a declaration or registration regime that the buyer has transferred into their own name at the prefecture. Land is frequently rented, continuing the leases needs the landlords' agreement, the authorisation to farm comes under the structures control, France's screening regime for farmland, and SAFER follows this market. If the farm supplies within the butter PDO area, ask about collection conditions and about the milk contract before changing the forage system.
