In a department that has lived on milk for generations, a dairy farm for sale in Manche seldom changes hands without drawing several candidates. Hedgerow country, marshes and coastline make up a land of grass where Normande and Holstein herds sit side by side, collected by cooperatives and private dairies, some of them making under protected designations, notably Isigny butter and cream in the north and the Normandy soft cheeses. Cow housing, milking robots and herd

Many farms here installed robots early, which puts machinery at the centre of the discussion: the age of the unit, the number of milkings it handles, the cost of the service agreement and how well it fits a grazing system. Farms still on a milking parlour offer herringbone or rear-exit installations whose pulsation, washing and cooling need checking. On the building itself, examine lying comfort, natural ventilation in a damp bocage climate, effluent removal, the concrete in the passages, the condition of the clamps and the capacity of the slurry store measured against the cows actually present rather than the number advertised.

The dairy herd is assessed through milk recording, cell counts, fertility, IBR and BVD status and the number of heifers close to calving. When a house, outbuildings and land are part of the sale, get the split in writing: restored bocage longhouses trade on a residential market quite unlike that for farmland or livestock buildings, and the lending terms do not line up either.

From the Val de Saire to the Avranchin: the production districts

The northern Cotentin, around Valognes, Sainte-Mère-Église and the Val de Saire, mixes coastal grassland with vegetable growing. Further south, the Cotentin and Bessin marshes towards Carentan offer wide wet meadows grazed through the summer. The centre of the department, from the Saint-Lô area to the Coutances country, is the core of the dairy bocage, with well-equipped farms and an active market around Torigni, Percy and Villedieu-les-Poêles. In the south, the Avranchin and the Mortainais, more broken in relief, keep many family-sized units. The west coast, from Granville to Coutainville, carries residential pressure that lifts the price of land and buildings alike.

A holding in the central bocage sells quickly, frequently to a neighbour, so a buyer has to move fast. In the marsh districts, by contrast, ground bearing, access and flooding periods deserve careful reading before any farm takeover is contemplated.

Checks to carry out before signing

The whole region falls under the nitrate action programme: storage volumes, spreading periods and soil cover must match what is built on the farm, not what is planned. Herd size then sets the position under the French classified installations regime, with declaration or registration and a prefecture formality when the operator changes. In the marshes and wetlands, French water law, the regional nature park perimeters and agri-environment schemes may fix mowing dates, stocking rates and bans on drainage.

The hedgerow network itself deserves attention: removing hedges is regulated, and some are protected by the commune's planning document. Legally, expect much of the land to be rented, so leases pass to you with the landlords' agreement, an authorisation to farm is issued under the structures control, France's screening regime for farmland takeovers, and SAFER is active on this market. Finally, confirm what happens to the milk contract, to the payment entitlements and to any commitments running with the cooperative.
