Everything starts, for an arable farm for sale in Loiret, on the Beauce, which covers the whole north-west of the department around Outarville, Patay and Artenay, then on the Gâtinais to the east towards Beaune-la-Rolande and Château-Renard. Milling wheat, malting barley, oilseed rape and sugar beet shape the rotation, alongside field vegetables and maize on irrigated blocks. What is offered comes from owner-managers preparing their handover, from rural land advisers and from notarial offices in Orléans, Pithiviers and Montargis; the particulars give the cropping plan, the field layout, the irrigation gear and the storage capacity. Each of these holdings then joins our nationwide inventory of arable farms for sale.

A listing stops short; we carry on with the land values measured across the department, a map of the districts where takeovers actually conclude, how to judge a Beauce range of buildings, and the checks specific to a farming handover. The road into farming, from plan to funding, is set out in our white paper « Créer une exploitation agricole » (in French).

Arable land prices in Loiret (45) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Loiret (45) works out at €5,122/ha and the average at €5,632/ha, across 160 transactions. The central range covering 80% of sales runs from €4,000 to €8,000/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €6,390/ha in 2025 for vacant land and pasture (+2.6% over twelve months, +19.9% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

At equal acreage, value gaps come mostly from what surrounds the land: the agronomic potential of the silts, how compact the blocks are, the security and volume of the water abstraction, drainage systems, storage capacity and any drier, the state of the harvesting and cultivation kit, the basic payment entitlements, and the supply contracts tying the business to its cooperative, its grain merchant or a sugar factory. An irrigated, well-equipped cereal farm trades in another register altogether. Base your figure on our land price observatory and our financial calculators.

Buying an arable farm in Loiret: what makes the difference

Irrigation, storage and harvesting equipment

On the Loiret Beauce, irrigation is part of the business model: it underwrites sugar beet, maize, potatoes and onions, crops that carry the turnover and justify much of the asking price. Establish how many boreholes serve the farm, under what authorisation, what annual volume is allocated, and what condition the reels, the pivots and the electricity supply are in. On storage, measure bin volume against an average harvest, and check the ventilation, the temperature probes, the weighbridge, the turning area for articulated lorries and, where there is one, the throughput of the drier.

The machinery line is then judged on meters, service records and how each item is owned, since harvesting and cultivation equipment represents very large sums here. Where the Beauce farmhouse forms part of the lot, have the dwelling, the buildings, the machinery and the land costed separately: closeness to Orléans and to the Paris rail line supports the residential market and hides what the production tool of a grain farm is really worth.

Beauce, Gâtinais, the Loire valley and the Sologne

The Pithiverais holds the department's best cropland: deep silts, reorganised blocks, extensive holdings and constant pressure from neighbours looking to expand, which keeps the market tight around Outarville, Patay and Janville. The Gâtinais, from Pithiviers through Beaune-la-Rolande to Montargis, has more varied soils, slightly smaller units and more affordable entry levels; arable land there sometimes sits next to woodland and grassland. The Loire valley, between Châteauneuf-sur-Loire and Orléans, is shared between irrigated crops, market gardening and tree nurseries.

South of the river, the Orléans Sologne, between Jargeau, La Ferté-Saint-Aubin and Sully-sur-Loire, follows a forestry and shooting logic in which cropping holds little ground. Eastwards, the Puisaye and the country around Montargis mix cropping with livestock. The relationship between price and agronomic potential varies sharply from one district to the next, so viewing in several before committing keeps you from paying for a name rather than for soil.

Points to watch before taking over

Water abstraction comes first. The aquifer feeding the Beauce is under volumetric management: check the borehole declaration, the volume notified to the holding, whether it passes to the buyer and whether the business is registered with the collective management body. Then look into drinking-water catchment perimeters and their feeder zones, which can restrict practices on particular fields, and at any agri-environment commitments the seller has entered into. Finally, ask for drainage plans and the ditch-clearing record, which matter on the heavier ground of the Gâtinais.

Legally, the deal depends on the structures control, the French authorisation covering takeovers and expansion, and the notary notifies the sale to SAFER, the rural land agency, which may pre-empt. Review the rural leases one by one, term, rent, environmental clauses and the tenant's right of pre-emption, then clarify the transfer of basic payment entitlements within CAP deadlines, the cooperative shares to be bought and the beet contracts in force.

Three sources feed these listings day by day: the owner running the sale himself, the rural agency under mandate and the notary handling an estate. Narrow by area, by budget or by district, create an alert so no new listing escapes you, then open the arable farms for sale in Centre-Val de Loire selection.
