Looking for an arable farm for sale in Indre-et-Loire takes you onto the Touraine plateaux rather than onto the wine slopes the department is known for: the Champeigne, the Sainte-Maure plateau, the Gâtine tourangelle and the Richelais carry milling wheat, barley, oilseed rape and sunflower, with maize taking over wherever water is secure. What comes to the market here is released by farmers arranging their exit, by firms specialising in rural property and by notaries in Tours, Loches and Chinon; every set of particulars sets out how the blocks are laid out, how much ground is rented, what irrigation equipment goes with the holding and how much grain can be stored. Each file joins the national listing of arable farms for sale.

Beyond the sale particulars, this page gives the cropland values recorded in the department, the districts that genuinely bring holdings to market, how to read a Touraine farmstead and its grain bins, and the checks a takeover calls for. The administrative and financial route into farming is set out step by step in our white paper « Créer une exploitation agricole » (in French).

Arable land prices in Indre-et-Loire (37) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Indre-et-Loire (37) works out at €5,477/ha and the average at €5,460/ha, across 201 transactions. The central range covering 80% of sales runs from €3,092 to €7,916/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €5,370/ha in 2025 for vacant land and pasture (-2.0% over twelve months, +33.9% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

Two holdings of similar size never trade at the same level. What weighs in is the depth of soil above the limestone, how tightly the blocks sit around the yard, whether drainage is maintained, the volume that can really be stored under cover, the drier, the age of the machinery, the basic payment entitlements and the commitment given to a cooperative or a grain merchant. A crop farm that comes with secure access to water simply belongs to another category. To place your offer, open our land price observatory and our financial calculators.

What sets an arable farm for sale in Indre-et-Loire apart

Irrigation, storage buildings and machinery

In Touraine, water often separates two neighbouring farms. Ask where the resource comes from, a deep borehole or a river intake, what authorisation attaches to the abstraction point, what condition the reels and pivots are in, how much electrical power is installed and what a season of irrigation actually costs. Storage is then judged on bin volume against an average harvest, on ventilation and temperature probes, the intake pit, the clear height under the frame and lorry access over a road that stays passable at harvest. Asbestos roofing, an old distribution board or a cracked slab should be costed before the offer, never after signature.

Machinery is a heavy line to examine item by item: hour meters, service invoices, how each piece is owned, what is contracted out to an agricultural contractor and what is shared with neighbours. Where the sale takes in the manor house or the tuffeau stone dwelling attached to the yard, insist on a clear split between the home, the farm buildings, the machinery and the land: closeness to Tours and to the Loire valley lifts residential values and clouds any reading of what a cereal farm is really worth.

Touraine's cropping districts

The Champeigne, between the Cher and the Indre around Bléré, Chenonceaux and Cormery, is the department's arable heart: clay-limestone soils, compact blocks, holdings of a decent size and keen competition among neighbours as soon as a parcel comes free. The Sainte-Maure plateau carries that logic south, as far as the Richelais and the edge of Richelieu, on shallower ground but at more measured entry levels. Northwards, the Gâtine tourangelle from Château-Renault to Château-la-Vallière mixes cropping, grassland and woodland: arable land there is more fragmented and often still sits beside a livestock enterprise.

The Loire and Cher valleys follow another logic altogether: fertile alluvium, maize and irrigated seed multiplication, but direct competition from vines, market gardening and building land between Amboise and Chinon, so prices run well beyond farming value. Comparing several districts before committing remains the only way to match a funding plan to real agronomic potential.

Checks a cereal farm takeover calls for

The deal falls under the structures control, the French authorisation regime that governs takeovers and expansion, and the notary notifies the sale to SAFER, the rural land agency, which holds a right of pre-emption. Go through the rural leases field by field: remaining term, rent charged, environmental clauses, the sitting tenant's right of pre-emption. In a department where a wide share of the ground is rented, a long-standing verbal arrangement or a poorly documented lease weakens the whole structure of the purchase. Ask too for the articles and minutes where the business is held in a company, and for the cooperative shares that come with it.

On the technical side, have the borehole declaration confirmed, along with the volume allocated and whether it passes to the buyer, the existence of drainage plans and the upkeep of outfalls. Check the designations attached to drinking-water catchments, which sometimes restrict practices on particular fields, the transfer of basic payment entitlements within CAP deadlines, and the compliance of the crop-protection store, the fuel tanks and the electrical installation.

Retiring owners, rural property agencies and notaries feed this page as mandates come in. Set an area, a budget or a district, switch on an alert to hear about a file the day it goes live, and then open the selection of arable farms for sale in Centre-Val de Loire.
